“Pros: Nice apartment, garden facing. They at least take care of imminent emergencies Cons: No phone number to contact landlord only an email. Sometimes they don't respond to emails unless there is an emergency or unless you file a 311 report. carbon monoxide issue, water shut off a few times, gas shut off once, water leaked through ceiling, neighbor's pipe burst, bug issues. When landlord does respond to emails it's usually snarky. Advice to landlord: provide emergency phone number, keep up with maintenance, put carbon monoxide detectors in building, check water heater regularly”

“Pros: Convenient Brooklyn location. Cons: No heat. Leaking roof & ceilings. Drafty windows. Freezing in winter, overheated in summer (despite AC). Predatory landlord (asked one tenant for several months rent in advance, tried to intimidate another tenant with lawyers, withheld deposits, does not use standard NYC tenant agreement so that tenants don’t have rights, calls from blocked phone numbers, unresponsive, keeps getting mail from Department of Housing, etc). Landlord sometimes sends his young daughters to perform landlord tasks possibly because he is so unliked and cannot bear to be confronted by tenants after scamming them. Advice to landlord: Use a standard NYC tenant lease agreement. Provide heat. Fix the building roof. Give tenants your direct email and phone contact. Be responsive. Stop trying to scam your tenants. Also, I don’t know why you get so much mail from the Dept of Housing, but it seems like you have some legal issues with the building (hopefully you get investigated).”

“Pros: Apartment is good, location is great. Cons: The landlord/management company are unresponsive and aggressive when they need something. Will threaten with deposit if they feel like it. Won’t respond to issues like door jamming, mice seen in the apartment, etc. Advice to landlord: Be nice to your tenants.”

“Pros: The only thing good about this building is how close it is to the train. Cons: The building management could care less. They’re there to collect rent and nothing much. They don’t even provide you with a contact number when you move in. You can only communicate with them via email. When I told them my ceiling was leaking all they said was ‘were aware, a roofer is coming weather permitting’ nothing about the fact I had water coming from the walls and ceiling. No advice, no offer to help. Nothing. They’ve ignored several request about one of our windows that is not properly sealed. You can only give them a physical check for rent and they have taken well over a month to cash before. The hallways are disgusting, they’ve put no money into fixing up the place. They also make sure that none of the units are listed as apartments, they’re all rented condos. This is a loop hole to make sure you as a tenant has less rights. I’ve only lived here a few months and I would never even consider resigning a lease here. Advice to landlord: Sell the building to someone who actually gives a shit.”
