102-104 ROGERS AVENUE LLC · avg 3.2 ★★★★★ · New York City
“Unit 1A Pros: No major issues, had no heat in my bedroom for a bit (system wasn’t powerful enough to heat full 3 bedroom + basement) so management put in mini split, which I appreciated. Cons: Bedroom faced the backyard and was first floor, had major ant problem”
— 104 ROGERS AVENUE · Brooklyn“Pros: Clean, nice neighbors, in unit laundry and storage Cons: Sketchy building management. Refuses to return security deposit, making up excuses. Advice to landlord: Be normal”
— 104 ROGERS AVENUE · Brooklyn“Pros: location, central heat/ac Cons: the corrupt landlord would refuse to make repairs, drag their feet in even emergency situations (leaks, bugs), and stopped paying their mortgage, went into foreclosure, and then just bought the building back again with a new LLC. they also refuse to return security deposits, there's theft issues from the outside they never helped to address...the list goes on”
— 104 ROGERS AVENUE · Brooklyn“Pros: I was fooled by the beauty of the apartment interior but really wish I’d kept looking. Neighborhood is great but building is NOT Cons: Heat would go out often and sometimes during intense cold snow storms. BLACK MOLD ISSUES! Beware!!! Intense leaking in the ceiling, walls, and floors. It felt like every week, something new was wrong. The owners are famous slumlords (Google them) and I guarantee this place will cause you a headache. Advice to landlord: Have some basic human decency for people who rent from you. Shame on you.”
— 102 ROGERS AVENUE · Brooklyn“Unit 4a Pros: Good location and bike storage Cons: No windows in what passes for a living room. Shoddily renovated. It took almost a year to get our security deposit back, and we had to go to court to get it. They did not return the full deposit. Advice to landlord: Follow the law on security deposits”
— 104 ROGERS AVENUE · Brooklyn“Pros: Tenants were all respectful. Secure entry into building meant hardly any trouble with packages being stolen. Sizable units. Reliable water pressure and hot water. Cons: While air conditioner kicked in warm months it felt like the heater was constantly struggling. Probably needed to be replaced (had serviced 3-4 times over winter) but it kept getting band-aided back together.”
— 104 ROGERS AVENUE · Brooklyn“Unit 3B Pros: - great location - good light in some bedrooms - bike room very handy Cons: - tenants in other buildings owned by this landlord (moses neuman) have been on rent strike for 2 years due to 3-month loss of heat/hot water during covid-19 — are currently in lawsuit against him - mgmt has 1 super across 19 buildings in multiple boroughs - other units had issues with heat loss, black mold - huge hole behind fridge led to mouse issues, took building a long time to fix - sound carries a LOT through apartment - consistent package theft from entryway Advice to landlord: respond to tenant concerns more quickly”
— 104 ROGERS AVENUE · Brooklyn“Pros: Train access, neighborhood Cons: Management, repairs, security deposit scams Advice to landlord: Be more honest with deposits and rent raises”
— 102 ROGERS AVENUE · Brooklyn“Unit 6 Pros: My neighbors are fantastic! Together, we are suing my landlord over his behavior. The building is usually cleaned and the super is usually helpful when not overworked. We haven’t had pest problems. The shower water pressure is nice. Cons: Where do I start… Due to bad construction the gas (heat, hot water, cooking gas) was off for two months. Management was unresponsive until we took legal action. The building is poorly built with cheap materials, things break often, and it’s clear all the appliances were bought secondhand. Management is unresponsive in every matter. They have hung numerous cameras but when a package is stolen (which is frequently), they do not respond and check the footage. It feels like we’re being watched. The washer and dryer in the basement is moldy and ruins clothes. Our walls had mold and water damage problems, which have now been somewhat fixed. The backyard is poorly maintained. The building is loud due to the walls being thin. The building is overpriced and there’s not much storage space. Advice to landlord: Stop cutting corners and maintain your building. And stop overworking your building manager. He can’t reasonably manage multiple buildings.”
— 102 ROGERS AVENUE · Brooklyn“Pros: Crown heights is a wonderful neighborhood Cons: Tiny, cheap, crummy at the best of times. And then the heat went out and took the hot water with it. For months we couldn’t cook (gas stove) shower, or just be warm. The landlords were unresponsive, unhelpful, and at times openly hostile. Even before the heat went out my packages were stolen, the front door broke so it wouldn’t lock, and my unit door jam got bent out of shape and we were trapped inside so I had to call the fire department.”
— 102 ROGERS AVENUE · Brooklyn“Pros: Very quiet (except the walls are super thin you can hear a whisper) Clean lobby Relatively safe quiet block Cons: There was a felon living in the basement that the landlord was illegally subletting the bike space to Oh also they overcharged us for rent and then kept 300$ of our security deposit just claiming we "forgot" how much we put down”
