“Pros: One of the doormen (Lloyd) No major issues with the unit Cons: Cost Construction and on a road with a lot of car traffic New owners took over and increased rent by 11% and would not negotiate Noise isolation above us was non existent, but fine on the units on the sides. We could hear the dog barking constantly They don’t give the staff working there health insurance We did not receive our security deposit for 3 months Building is north facing, no natural light Advice to landlord: Idk you’ll be happy here if you’re fine with paying more than $6k a month and fine with noise”

“Unit 4H Pros: Great location but huge building going up across the street caused terrible construction noise entire year I was there Cons: Bug infested - giant cockroaches everywhere Supers hands tied bc of horrible mgmt Do not expect reimbursement of security deposit but DO expect them to find something even if from a previous tenant Poor windows, gross air conditioning units, won’t repaint, hallways are beat up and only thing they are prompt about is giving you names of staff at holidays Advice to landlord: Practice what you preach”

“Pros: Building is very conveniently located. Neighbors and front desk security are friendly and very helpful. The building is cosmetically clean and decent. Cons: Building manager is very slow to respond and not always helpful. Laundry machines in laundry room need to be cleaned more often.”

“Unit 3J Pros: Proximity to Central Park Cons: 1. ROACHES ROACHES ROACHES - they are everywhere. 2. The floor is squeaky and thin and sloped. You will hear footsteps from upstairs and your downstairs neighbors will hear yours. 3. The management is the WORST ive dealt with in the city. Only prompt and responsive when you are signing your lease and then they are GONE. Literally had to call them nonstop to reach the office. READ YOUR LEASE CAREFULLY. 4. No sunlight. 5. There’s a high rise going up right across the street and the noise has been unbearable. I know the neighborhood is tempting enough and this building seems O—kay but really this apartment is not worth it. #1 by itself will drive you insane. Pest control is offered once a month, but there’s no way this building will be roach-free unless you burn it down to the ground. DO NOT LIVE HERE. Advice to landlord: Honestly you are a roach of its own. It appalls me how unprofessional you are how you do not give a shit about tenants.”

“Pros: Great neighborhood and helpful staff Cons: Gym not included in rent”

“Pros: Pre-war, quiet building, right by central park. Nice building, large units with true bedrooms, recently refurbished. Super and weekday doorman are great. Move in and move out were easy. Dog friendly building. Cons: Have to take recycling to basement, weekend doormen not great, bathrooms not insulated so they get very hot in summer and very cold in winter. Elevators are slow and minimal amenities, but that is to be expected in a pre-war building. Rent increases seem arbitrary, but room for negotiation.”
