“Unit 21A Pros: Door man, location Cons: Office staff has high turn over, not really friendly, I didn’t have any problems with bugs or rodents. But the apt is definitely tiny for the price you pay. I’ve been staying here 3 1/2 years and this will be my last. No place to park my car. It say no xtra charges when we moved in but we pay amenity fees for the gym per occupant, and this is our 2nd home we hardly ever there. The office is in the basement so is the gym, if you happen to have a question they will literally ignore you before they respond to you. Oh and 85 of the residents are pet owners a allow their pets to urinate right in front of the building walk way or in front of the door leading in the buildiing Advice to landlord: New rules for dog owners, engage more on a friendly note with residents”

Also, the A/C bill in the summer for a 1bed 700 sq/ft apartment was almost $500 in July. Usually its around $350, but needless to say it is not energy efficient at all and you're paying for top dollar for rent already. They bait you in with a lower rent and increase it to absurd levels. Advice to landlord: Focus on retention and not just new renters”

— 7 EAST 28 STREET · Manhattan“Pros: I have lived here for almost a year and I have seen people leave consistently after their one year lease is done, as will I, due to the negative experiences of constant construction in the building. That said, all the communal amenities are newly renovated, the interior design is stunning and beautiful. The 360 views rooftop is absolutely gorgeous— my favorite part of the building. The gym is decent and plays good music and the study room area is nice for when there is a lot of construction noise and I have a business call to hop on. Although there is a cafe, it’s not the best quality. And the outdoor park is public until sunset so sometimes homeless people are there (although they are nonthreatening and keep to themselves). The doormen are great and management also tries to do events for the residents every now and then. Lastly Anagram Nomad is located in a fantastic location for subways, stores, restaurants, etc. Cons: Because it is a new building and they are actively building amenities and renovating apartments, there is constant construction so much that dust seeps under the door into my apartment as apartments above me, neighboring me, under me, and the hallways undergo construction. There is constant drilling and hammering from as early as 8 in the morning until evening which is really annoying especially if you work from home. We asked before we moved in when construction would stop and they told us 2-3 months. It is 10/11 months later. Additionally, there is 0 drawer space in the kitchen. There are cupboards but no drawers. And the oven and microwave are in one appliance. No fan in the bathroom either so mold was forming on our ceiling from showers 3 months into moving. Sometimes dust, mold, and flies come through the vent in our bathroom too. Hello Alfred is nice but overpriced. The gym has a rock climbing wall but no one has been allowed to use it so I think it’s just for show. Overall, I will be moving out because I don’t believe paying almost 7k a month for this is worth it. Advice to landlord: Communicate with residents more, be more candid about the developments. Rent is too expensive too.”

Owner have been kicking out tenants to renovate the units and rent them higher Always under construction Noisy & saw several cockroaches on multiple floors Loud neighbors/really young crowd No washer/dryer in unit Elevators are always under renovation - creates a long waiting line. Wifi available is only Verizon/Spectrum, but cost min 125 for 100mo package (no higher available in building) AC cost is > $100 under low period, >$200 in summer.”
