“Unit 33i Pros: Building is well taken care of for now, staff is very nice, and amenities are solid. Views (depending on your specific unit) are fantastic and having the driveway in front and garage in rear of you keep a car are nice bonuses. Cons: Building is quite far removed from 'civilization' being all the way on the FDR drive. Management is non-existent and if you ever have anything come up regarding rent, charges, etc. you'll be speaking with AI. Ownership group promised unreasonable rent rolls to investors and are now solely focussed on squeezing as much out of each apartment, raising rents well beyond what's reasonable and what the market supports, having an already excessive amenity fee increase YoY and more. All for a building that's not perfect, with elevators that are slow and frequently broken/non-operational. Advice to landlord: Stop chasing rents you can't get because you promised them to others. Restructure & stabilize, or sell at a discount to someone who can run the building normally and make money on the operation.”

The staff are also great and do their best given the new owners. Cons: The new owners. Within months of buying the property, they wasted NO TIME in turning it into a venture capital carcass whose sole reason for existence is to vacuum as much money from tenants as possible (vacant apartments be damned!) They took this once proud and well-appointed community and systematically stripped away everything that made living here special (to cut costs and drive efficiency, of course!), at the expense of safety (they got rid of the gate man, swore they didn’t, and then ignored several credible reports by residents of strangers freely entering the property and even getting up to the apartments). If you are browsing this building on StreetEasy, please DO NOT BE FOOLED by the misleading pictures of RENDERINGS of amenities that have not been built yet, that they are deceptively using to lure in potential tenants. This is after hastily cobbling together gym renovations (all they did was repaint the walls in a very ugly black matte finish) then using this “work” as a justification for raising the rents of existing tenants by anywhere between 30-100%. The management of this company is hostile, unethical, unprofessional, incompetent (could not even introduce themselves to the community properly after the surprise sale), and above all, is unresponsive to residents needs (months to get a response on simple service requests for appliances or other issues). residents living in the building are pretty much trapped by their leases until they run out (or they suffer the penalty of breaking their lease). You are well advised to save yourself the trouble and avoid this building at all cost!”

Cons: Elevators often not functioning, takes months to fix appliances (oh did you want a functional dishwasher?), air conditioner is pathetic, prepare to sweat all summer. Things constantly breaking in the apartment and taking forever to get fixed. You have pay to grill in your own apartment building or have to pay to allow guest in the pool club/gym.
