Pros: Janitorial staff are great and keep the surrounding areas clean. Cons: Maintenance is not good at their job. I had water by my which caused mold and they just painted over it.

Pros: Amenities are decent Cons: The heat is none existent; you crank it up and still have a cold apartment and high electric bill.

Nice studio, washer/dryer machines in the unit, gym & pool. Loved the huge shower. Before the pandemic, we had free nice events (Ex: Thanksgiving dinner). Now (2023), just cheap stuff (Ex: A ? cookie on Valentine's Day). We moved out after 6 years & left the studio in good conditions. I even washed the blinds & the kitchen cupboards (in/out), the 5 appliances (in/out) & the bathroom before we moved out. About the paint, after 3 years living there, we had the right to get the paint refreshed, but we just asked to refresh the paint of the bathroom after 5 years (2022). They refreshed the wall with a tiny layer of paint. This seemed to me a very cheap job. About the wood floor. One of their staff said to me that isn't a real bamboo floor, but I have no clue about it. According to the lease, we have to cover the floor with a carpet (80%). Better to cover 100% with a carpet, because, after living there 6 years, we can see 2 spots (wear & tear) on the floor. We are still waiting for our security deposit after 2 weeks. Gosh! It's just doesn't feel right, considering we gave them over $125,000.00 for the rent during 6 years, and we were such good tenants! In short, I'm very disappointed about the Urby management & hope they will give us a break.

Unit 1502 Pros: On-site amenities are amazing! Pool, gym, activities are unbeatable Cons: The location is very sketchy. Don’t feel safe walking alone and there are some strange characters outside

Pros: Stylish, spacious, modern, all-in-one amenities like in-unit laundry and dryer and dishwasher Cons: Certain neighbors have dogs barking all night long due to separation anxiety Advice to landlord: Create a system where if a neighbor has a noisy dog, they can report it anonymously

Unit 5049 Pros: Pool, many apartments with nice views, walls are relatively thick so don’t hear neighbors, restaurants on site, close to subway Cons: There are a number of young medical professionals that live here that I believe Urby uses to jack prices up. Lots of dogs that pee everywhere and bark. Very pricey. Can be difficult to get faulty appliances fixed. I also felt that the application process was very shady. I have lived in a number of buildings all over NYC and URBY was the most difficult. They will most likely tell you that you need to get one of the guarantor companies in order for your application to be approved. These services cost money on top of a very expensive apartment. Electric bills are very high for a newer building. Advice to landlord: Make more of en effort to keep the residents that you want at Urby to stay at Urby. I find that depending on the floor there are very loud obnoxious residents or residents how smoke all day in there apartments, residents that don’t pay rent on time etc.

Everyone we spoke to is super friendly, helpful, and knowledgeable. Lauren the leasing agent along with Brandon are fabulous! The place is beautiful and the apartments are amazing. Spacious and comfortable with great views.

Pros: The building is well kept, management is very responsive, and the staff is very friendly. Cons: The doors and walls are paper thin. Advice to landlord: Invest in thicker doors.
