Pros: I love the area very quiet. Cons: People stealing packages. Also I noticed brown water comes out when turn on water. Advice to landlord: Get better cameras

Unit 3P Pros: It’s very safe neighborhood, has parking (rented separately), Noise between apartments is alright but your mileage may vary. Washing machines are well maintained. Floors are always clean. Regarding location, it’s close to the Flushing-Meadows park, and several schools. The nearest subway station is 63rd Dr, and it has an entrance 64th Ave. The building is close enough to commercial space but far away enough to not be busy. There are shops on 108st, a little on 99st and a lot on Queens Blvd. You only have dentist’s and doctor’s offices nearby, you don’t even feel them. Very safe neighborhood. It’s kind of on the top of a hill but they called the area Forest Hills for a reason. Be sure to also check the reviews for 99-65 64th Road, that’s the sister building sharing a wall with this. They are operated by the same company and have the same super. Cons: Apartments seem to be getting the minimum effort for renovations as of 2025. For example, if an apartment's front door is replaced it is left unpainted. Replacing broken doors is a legal requirement by the fire code, so really they're only doing the minimum legally necessary. This is a recurring theme when it comes to maintenance. Another example of my "minimum legally necessary" theory are the windows by the stairs. When I moved in 3 years ago, if a window broke due to someone moving it would be immediately replaced by the super. Not anymore. The super tapes it. I don't think that is his fault. He is not getting the materials he needs. The lobby is barren like the Sahara. Honestly this landlord evidently stopped caring about the look of their building. Two years ago I wrote "and that has me worried about the future". And I was right. Now, I am not a lawyer, but I was under the impression that in NYC landlords are required to paint the common areas every 3 years. It hasn't happened as of this update, just FYI. Regarding pests, there are small (German) roaches in my area of the building. If you wash your dishes immediately and keep roach baits in your kitchen you won't see any. But in conclusion, the landlord doesn't care anymore. Just the bare minimum maintenance to let the building stay legal. Looks be damned. P.S. some departments are very responsive while others are essentially impossible to get a hold of. Guess which one is which. Oh and those hard-to-get-a-hold-of departments will not put anything in writing ever. But still, send the letters and emails and keep your copies. Advice to landlord: Have you guys ever heard of paint?

Pros: Lots of old people so very quiet, apartment is in very good condition and you can sign up for exterminator biweekly. Cons: I’ve seen some bugs and asked them to repair peeling paint, which they haven’t done.

Pros: Super is super friendly and helpful Neighbors are not at all noisy and friendly Location is EVERYTHING One bedroom is super big Cons: Cockroaches always appear

Pros: Great location, walking distance to subway stations. Quiet and safe neighborhood. Building is kind of old but has elevator, laundry and parking available for tenants and is also pet friendly. Superintendent is always available. Cons: There appears to be a recurrent problem with roaches on the 3rd floor during summertime. Pest control fumigates but somehow roaches keep appearing.

Pros: It is close to shopping mall. Their is a laundry room. Cons: Elevators are always breaking sometimes it takes a while to get fix. People leave their garbage everywhere. Kids run around like animals at all hours of the day and night. You go talk to your neighbor and all they say is they pay rent too. Management does nothing in this situations. We have a roach infestation. Usually they fumigate twice a month and of course is on days people work. I feel I Pay too much rent for this. Advice to landlord: You need to keep those tenant that have been consistent with paying their rent.... even thru covid I understand times are rough but we didn’t even got a break neither a reduction in rent like some places are doing.

Pros: The apartments themselves are large, relatively clean other than a few cockroach sightings (once every couple of months). Location is great! Cons: You can hear every noise from the apartments around you. Management and the super will not handle noise complaints and refer you to the local PD (who also does nothing). The super is absolutely terrible - he will yell at you and hang up the phone if he does not feel like talking. Also - during COVID - the super would walk around and even enter our apartment without a mask. Advice to landlord: Uphold your end of the lease and enforce quiet hours. Hire management that actually cares.

Pros: Quiet and convenient area, helpful super Cons: The property management company is very unresponsive, poor customer service. The elevator is also very old and it stops working a lot. Advice to landlord: Answer to phone calls & emails, and actually try to help your tenants with their complains.
