Pros: Water pressure is good, front desk staff is friendly and efficient, pest-free apartment (at least my floor). Cons: Windows only open halfway with NO SCREENS to keep flying pests out. No food composting on each floor. Amenities are mediocre and need improvement. Lack of closet space. Air quality is horrible. Advice to landlord: Always need ventilation to help with the D rating for air quality.

Unit 330 Pros: Management is very responsive and maintenance is swift. Cons: Garbage chute is almost always messy and stinks up the entire floor. This is more of a tenant problem than a building problem for sure. Advice to landlord: Be more efficient, you installed a camera on all floor to monitor repeat offenders of trashing the garbage room but clearly that hasn't helped.

Pros: - good heating - rent stabilized - nice big windows - no history of pests - lovely, friendly concierge - friendly maintenance and porter staff Cons: - management takes days to respond to you - super alienates himself, is not friendly at all and is a joke to most in the building, doesn’t do anything - living so close to the Ave, one can expect a lot of noise coming from the streets - apartments and hallways reek of all types of smoke and weed - vent in bathroom yet no working circulation in there?? - literal feces smeared on the entire block, everyday

Pros: The amenities and how close it is to the subway Cons: Growing homeless population in the park nearby Advice to landlord: Continue to keep the areas clean

Pros: Building has: Gym Laundry Lounge 2 balconies Concierge to collect your packages and a kids room. Management responds to emails very quickly Cons: Residents that don't clean up after their pets Large dogs in buildings, that leave enormous feces all over the place outside the building. Trash all over the front of the building Increasing the rent, yet limiting the time and access to the amenities in the building. There is no discount for tenants for the parking garage Management has promised upgrades to the building (BBQ pits on the balconies) no upgrades have come Advice to landlord: Allow the amenities to be 24hrs. If you're going to increase the rent at least offer improvements to the building and allow tenants to wash their clothes 24hrs and use the gym.

Pros: Gym which is closed since covid Cons: Bathroom flush was never fixed, it used to splash dirty water from the toilet because of very high pressure Heater of my babies room is not working for 2 months, i placed request No one fixed it Advice to landlord: You guys should be able to fix issues in apartment building. Should respect your renters who pay bill on time

Pros: The gym & Laundrymat. Cons: Wood mites. They send exterminator. That’s not gonna do nothing. They have to do the floors with over. Advice to landlord: I told the management to many times. it’s jumps on you & itch the skin.,

Pros: Centralized building for public transportation. Cons: Outside building neighborhood is not safe as you think. Building lack on floors cleanliness, trash and unit maintenance if you need one. It is not an upgraded living. Strangers caught wandering inside building hallways floors and new tenants need training on how to behave as neighbors. Advice to landlord: Building cleanliness and maintenance. Front and cleaning staff always changing. Moda is not an upgraded living from before its downhill.
