Pros: The only maintenance guy I ever see is the only light in this very dark tunnel. He's incredibly kind and does an amazing job in any way he can. Cons: There's never any heat and when you report it they tell you that it's too bad. You can try to file a maintenance request, but who knows how to do that? Jasmine tells you to tell the superintendent, the superintendent tells you to tell Jasmine. The hallways are half-repainted as if they gave up halfway through, and it's been like this for a while. If you don't tell them about a very obvious problem they won't fix it. Advice to landlord: Sell these buildings to a better property owner or get new management altogether please, urgently. Neighbors in nearby buildings have asked me if this was section 9 housing.......

Pros: good amount of living room and bed room space for the amount Cons: Have to keep it cool in apartment in order for roaches to not be here. Window open during winter and AC always on in summer Advice to landlord: have someone spray more often, put traps and alot of spray in garbage areas. Spray the perimeter of building, clean the basement more frequently.

Pros: Building manager Jasmin is very caring, reasonable, and responsive. Its close to a supermarket, the LIRR, and parking along Park Lane South isnt usually too bad. Cons: Some tenants have let their dog poop and pee in places in the building and dont clean it up. Maintenance crew is good at cleaning, though. Water pressure can be fixed by buying a showerhead on amazon. Advice to landlord: Pretty quiet building with really huge rooms. It's really not a bad place to live.

Pros: Prewar, large units, some are rent stabilized. Maintenance staff and neighbors are friendly. Very close to supermarket. Cons: Getting repairs done is very difficult. When several apartments were damaged from a water leak, we submitted paper and digital work requests, texted/called the super, talked to the super in person, and talked to the building manager, but it took months for them to finally make repairs, and even then, it still isn’t completely repaired. We’ve had similar experiences with other work requests. The building has a pest problem, but the pest control doesn’t always show up when they’re supposed to. The water has a small lead content when it’s been sitting in the pipes for a while, so we have to run the faucet for a minute before using. About 4 times every year, the heat and hot water stop working for about a day or two. Heads-up to future/current tenants: some parts of the lease are unenforceable and won’t hold up in court. Also, our unit is not rent stabilized, but we requested the rent history and are suspicious that it was illegally destabilized. So definitely look into that. Advice to landlord: Follow up on all work orders. Stop writing leases that take advantage of tenants who don’t know their rights.

Pros: Location is great, shops are near by and waking distance to the kew gardens station. Also spacious apartments Cons: Hard to get repairs and maintenance from super, some unsavory neighbors, apartments are just painted when People move out, out of date Advice to landlord: Update the kitchens, electrical wiring, provide more perks to tenants

Pros: Wooden floors, some people in the neighborhood are friendly, and great area Cons: No fire alarm, neighbors are banging the walls, playing loud music, screaming all night long. landlord doesn’t care, can’t wash my clothes because we can not get a card to wash clothes Advice to landlord: You need to come by and see what is going on with the neighbors
