Pros: Quiet and safe neighborhood The views to Manhattan Cons: Bad management, rude, including the head of the board. No view and no safety is worth of having to deal with terrible management and rude and self interested board. They’re incompetent management style and irresponsible allocation of funds caused the tenants of the entire building to be without gas for over 8 months. There are constant leaks. The elevators are consistently broken. The head of the board treats everyone in the building like criminals, and jogs around the cul d sac every morning to assert dominance. There are ridiculous and wildly unnecessary fees to move in and out of the building. If you have to move out on the weekend for some reason, they will charge you $1,000. Packages are stolen constantly, and despite having a functional CCTV system, nothing can be done to reduce the thefts. I will never ever ever ever recommend this building to anyone unless you’re ready to retired. Their preferred demographic is 70 and above. Advice to landlord: Hire better agent on your management office who knows how to do the job. Otherwise just give up!

Pros: The building is located in a very quiet street, it is not too far from public transportation. Good size apartments. Cons: There is no care from management or super. Poor maintenance that leads to problems for months on end. You will have to wait a few months to receive your deposit back. Advice to landlord: You need to look after your property and tenants.

Pros: Quiet block, great nyc views Cons: Elevator is always broken, apartment maintenance is non-existent, gas has been shut down indefinitely, over heated in the winter, holes in the ceilings, leaks everywhere, bugs, mice, stolen mail. Apartment layouts don't make sense, almost like apartments were split in 2, walls are paper thin. The whole building shakes when the LIRR passes Advice to landlord: Just start over honestly
