Pros: Well maintained luxury building with friendly staff. Very quiet and peaceful. Amazing roof terrace. Cons: The elevators have lots of issues. The ones for the lower floors are always very busy and can be slow. The fitness center heating/cooling never works well.

Unit 923 Pros: Overall, I have had a very positive experience in this building and with TFC. Cons: The floor I currently live on is very noisy (a puppy moved in down the hall that barks constantly and neighbors play loud music) and despite numerous calls, the maintenance team hasn't figured out how to fix a leak in my kitchen (although this does not affect my day-to-day life).

Pros: Management is responsive. It is clean. There is a waterfront view. Doormen are friendly. Cons: The building is next to a loud restaurant.

Pros: The staff are amazing and respond very quickly to issues, great rooftop view, bright and beautiful apartment. Cons: Most of the time one of the elevators was broken and it made getting out of the building difficult some days. The cars racing in the middle of the night on Center Blvd, which is not the building's fault. The gym was small and easily too packed. Didn't allow us go month-to-month. Advice to landlord: Expand the gym!

Pros: Maintenance requests (logged online) responded to very swiftly by the team. Great people at reception and maintenance/cleaning. Cons: Two elevators serving floors 1 to 17 and another two serving 18 to 31. Relatively long waits ~8am and sometimes in the evening, and especially when the elevators get taken offline for servicing, which seem to happen at least 2-3x a month. Large(r) laundry room on 2nd floor but only two sets washer/dryer on my floor - could do with more.

Pros: Best doormen and staff Very clean and well maintained Any issues fixed quickly Good soundproofing in walls Management listens to complaints Cons: Constant helicopter noise, especially April thru October. Has gotten very bad past few years - google it. You’d think facing a park and the water would make the place very quiet, but the helicopters will drive you insane, especially since the 34th Street landing pad is right across the river. Only a big problem during the day thankfully. Lots of fireworks every other night during the summer from the park. Kids just setting stuff off at 3am on the waterfront. Will wake you up. None of this is the building’s fault. If you’re not noise sensitive or don’t work from home, you’ll probably be fine. Advice to landlord: Keep doing what you’re doing!

Pros: Great staff, apartments sound proof, fantastic natural light. Cons: The A/C costs can get quite high during summer due to the A/C units

Pros: The location is absolutely stunning. You’re situated along the East River with a gorgeous skyline view of Manhattan. It’s a safe neighborhood and the doormen are nice and pleasant. The boardwalk and park are literally in your backyard. There is a shuttle to the 7 line and plenty of local restaurants and grocery stores nearby. One stop from Grand Central for quick access to Manhattan. Cons: I can’t speak for the other floors, but if you’re on the 2nd floor, you will most definitely be hearing exceptionally loud party music and drunk people screaming every Friday night from 10pm till 2am from the restaurant/bar down below. Our floorboards legit vibrate. Leasing management won’t tell you this is an issue. It is NYC so noise is inherently expected; but if you value your peace and quiet, make sure to choose a higher floor in this building. Advice to landlord: Noise is a problem in this building due to Shi, as is Blend on the Water further down on Center Blvd in the other TFC building.
