Pros: Building staff is fantastic. They’re so friendly & helpful — porters, front desk, super, etc. Building is well-maintained, constantly clean; repairs happen quickly. Several neighbors we know have been here for years & are also friendly. Rent stabilized across the board (& also has lottery units, if folks qualify for that). Cons: We can hear our neighbors in the hallway sometimes if people stand out there to chat. For the East Tower (facing westward): A building just went up adoras the street (same management), which now replaces the sunlight & view of Manhattan with an inside view of people’s homes. Advice to landlord: Take care of your building staff. Across the board, they really are great at what they do & make this building far better than just the physical building & amenities.

Pros: Maintenance super quick & responsive. Heat/AC working well. Water good. Cons: Sometimes a ~5min wait for elevators, especially around dinner time. Parking is doable but watch out, film crew film in this area often and will block off parking for whole blocks. Balconies also not that useful, wind gust warnings happen often enough that you won’t want to keep stuff on the balcony. Advice to landlord: Awesome staff! Front desk & maintenance are awesome!

Pros: Doormen are fantastic! Maintenance people are quite prompt and actually solve the issues. Building is newer and the rooms look great. Cons: NOT SAFE. Absolutely NO COVID-19 precautions are enforced. They have the "masks are required" signs up for show, but they're not actually required - no one enforced it. People routinely walk around the lobby and public spaces, use the elevators, collect their packages, etc with no masks on. No one is around to make sure elevators aren't being crowded. I've seen leasing agents walk by residents not wearing masks, WAVE HELLO, and walk past. I've seen management hold open elevator doors and wave more residents to come into the elevator. I am seriously considering withholding rent because I don't feel safe here. There are people with COVID in this building that get nyc provided food while they're in quarantine. They probably got it because nothing is enforced here. People in leasing office are mediocre to outright rude. They'll be nice though until you sign the lease. Despite so many of the amenities we are paying for being closed or running on very limited hours, you can rest assured they are still charging full rent, no concessions. Did I mention there are too many residents in this building walking around with no masks on and throwing parties? Advice to landlord: COVID-19 is a serious health crisis and you need to treat it as such by actually enforcing state mandated safety measures. Literally nothing is enforced here and you are in violation of the terms in our lease agreement by not ensuring a safe place to live.

Pros: Nice apartments. Great views. Terrific and responsive staff. Excellent location near multiple subways. Good amenities. Cons: Expensive! Building is excellent but it’s costly. There are probably better deals. Advice to landlord: Could have offered some rebates when many amenities were shut due to Covid. The person talking about no Covid precautions is a lunatic. It’s a total lie.
