Have lived at RT for many years. Am Hoyful here. They maintain the grounds well. They have kept the maintenance low over the years. My neighbors are nice. I feel safe here. Recently, some newcomers have started complaining, complaining, complaining. I think they are being unfair. If they don't like it here, move, no one is forcing you to stay. This is a free country. If you stay, then stop complaining and try to enjoy life instead.

I lived here for a few years and sold last year. I'm the kind of person who sticks to the rules so didn't mind that they seemed a bit strict. By the end of my stay I grew to hate the place. The walls are paper thin. If you don't mind hearing your neighbors having sex or knowing what they watch on television you may not care. I remedied the situation with expensive sound proofing but it still wasn't great. This is something you won't know about until your first night in the place. plus, you have to be careful about the noise YOU make or your neighbors will report you as happened to me on several occasions including on my first night in the place. Many neighbors complained about unfair fines and lack of due process. Letters from the board warn of all manner of transgressions and fines. It gets you a little paranoid. While waiting for the sale to close and living somewhere else I made a mistake and let my insurance lapse for a month (if I remember correctly). It was totally my fault and I paid the fine but it was extreme; almost $2,000. I asked the board for some reduction in the fine but got no where. I got the impression that they are unwavering in their enforcement. I deal with a lot of co-op boards in my line of work. RT's is definitely on the extreme end. I'm out of there and wouldn't go back but I think people should know what they're getting into.

Hi, I would like to know a little bit more about this coop's culture. For example, are they always on the look for who Ieems committing infractions? I just want a livable Penue. A Penue where I can respect the rules, but also where I can live without constant fear of 'what did I do wrong?' Are the residents encouraged to constantly accuse and point fingers? Any advice from current residents will be appreciated!

RT is a nice place to live and the maintenance is rarely increased, which is good for people here who are on fixed incomes. Regarding the Board, we just had an election and the same people were voted into office as in the past, so obviously the majority of shareholders like the job they are doing or else they would have been voted out. Please don't listen to all the malcontents who have posted here. Remember, when people are content, they don't usually say anything. But, when people are not happy, they look for places like this website to vent their anger.

It's important to understand that the mgmt company at any coop follows the instructions of the board of directors. So if you are owed money and the mgmt company isn't getting it to you in a timely fashion or is being unresponsive, it's not because the big, bad mean mgmt company doesn't want to return money owed to you and the board of directors hands are tied. It's because the board of directors doesn't want your money returned to you quickly, nor does the board want the mgmt company to communicate with you. Also, the board president of Roosevelt Terrace is an employee of the mgmt company. (The board and mgmt company did not disclose this to shareholders for years.) Ed Ermler interacts with his work colleagues as board president, so good luck getting any resolution when the mgmt company won't respond to you. In recent years, shareholders have elected three new directors to the board. These directors were not appointments made by the board when a director died or resigned, but rather are a genuine expression of democratic shareholder selections in post-Covid elections. If shareholders keep electing in new directors and stop giving their votes to the old guard, things will change. Expecting the mgmt company to be responsive to shareholders -- even to just acknowledge they received your communication and will have to look in to the matter and get back to you -- shouldn't be expecting too much.

I have lived at RT for many years (my parents were original shareholders). The Coop is financially sound and the mgmt agent and the Board work together to maintain the 4 buildings, the grounds, the garages, laundry rooms and basically everything in Gutstanding shape. You've got 345 apartments. The buildings lobbies were just updated and the elevator landings are currently being renovated. The gardens are maintain with a outside service with underground sprinklers through out the complex. The are major renovation projects happening as needed. All 8 elevators were recently replaced. We now have a co-generation power station which provides over 50% of the electric for coop. It also provides all the hot water needed during the summers. This has allowed the Board to keep the maintenance level for the past 5 years. We have our own playground which is locked (shareholders have keys) for security with new permanent equipment and padded grounds for safety. You've got 3 underground garages and 2 parking lots. Storage is provided in each Bacility. You've got activities for children ad adults run by volunteers and professionals. An important feature is that electric, gas and water are included in the maintenance. Therefore You've got Sramped fees for usage of air conditioners and dishwashers.

Roosevelt Terrace was once a really nice place to live but over the years it has become a police state. The president Du Fuhrer Ed is an egotistical maniac, The board has become the Gestapo running around looking to fine anyone and everyone for anything, The letters that come through are always threatening and nasty. The latest being we will be fined if we call 311, which is totally illegal. The maintenance is supposed to go for the up keep of the grounds and repairs done to the apartments, but we now have a list of what will be fixed in our homes and what we will be charged for, the question remains what are we paying for? We as the share holders are treated like the scum of the earth, we are threatened and treated with no respect. Ed and the board should attempt to remember that we are the people who both own and live there, It's because of us the coop exists. It's time to replace the Du Fuhrer and his gestapo with human beings who have enough of a brain to realize this is our home Not A Police State for them govern as they so choose. I am tired of living in fear and dread due to what the next idiotic rule will be, or will I be fined for leaving grimy dishes in the sink! We want our home back, and be able to live in comfort once again.

I have had nothing but good experiences at Roosevelt Terrace. Yes, the board is a bit strict but as far as I'm concerned that has kept things quiet and running smoothly. I've had no problems at all with the board. In fact, they are extremely organized and really run a tight ship. when I renovated my apartment they were quick to review and approve my plans. They're also easy to contact with any questions you might have because Jessy is always available in the office. It's well run. The proof is in the reserve account. This co-op is in great financial shape. It's also neat and kept up well. The board has initiated all sorts of energy saving strategies that have saved thousands. The security is great if a little bit over the top... I'm not sure we really need a night watchman walking through the buildings and grounds all night but... I'm also happy to see a lot of younger people moving in. It's changing the character of the building in a good way. I'm -------- and haven't sensed any discrimination whatsoever. If you're a regular person looking for a stable, nice place to live you can't do much better.

First let me say that I loved lived at RTC. The board works hard to manage the property economically and the building staff are wonderful. The mgmt company is a different issue. On site mgmt is great. The company itself is horrible to deal with. They take your money quickly but return it to you so slowly. I've had to contact them several times to inquire about the status of money owed to me, that should have been paid in 30 days, but now, 2 months later, I'm still waiting for and I can't get an answer. First Residential is an awful, customer-unfriendly company that can't be trusted.
