Pros: On the water, away from the train, good neighborhood and safe at night, great gym and parking garage, plus private/public park, best place for food in the area is Bakers Cafe Cons: Common room is absolutely the bake minimum maybe turn it up

Pros: In-unit laundry, parking garage, gym. Cons: They rent extensively to drug dealers. Multiple issues with dealers hosting for-pay parties, and kicking up to the super. People cooking drugs in their apartment. The people working in the building are mostly OK, but the back office is almost 100% unresponsive. They keep taking things away, like the pool table in the common room, the f'ing power cord to the television in the common room. Took them three years to get the pool open, then they try to charge a crazy high amenity fee after we'd all been told it was like $25 a month. Employees all smoke in the parking garage. Ventilation in the building is sh*t, if a smoker moves in next to you, guess what now you're a smoker too. The heat technically is included, but you have to pay for the electric to run the fan on the heaters, which have no wall-mounted thermostats and work poorly. The windows are extremely drafty. Outside, promenade down to the East River smells of dog urine. Advice to landlord: Do a better job screening your tenants.

Pros: It's a great building with modern amenities. The staff is overall pretty helpful and nice, and there are some events held bi-weekly to meet your neighbors. The shuttle to the train station is also convenient. Great park next to it and a Costco a few steps away. Cons: It's so far from everything. Everything you need is the bus (which runs every 30 minutes), the shuttle, or you can call an Uber. If what you do is in the city, it can be stressful sometimes.

Unit W208 Pros: Has a pool, and the gym is pretty amazing. Neighbors are generally nice, but some floors can be very loud, while others are practically silent. Any sized animal allowed (many large dogs). A lot of community events to get to know your neighbors. Lets you paint the apartment! Washer/dryer in unit in every unit (honestly, game changer). Cons: Took 2.5 years to open the (promised) pool. Slow management response time. Neighbors can be bad at cleaning up pet accidents. The complimentary shuttle only runs on the half-hour Monday-Friday 7am-10:30am & 4pm-6:30pm. The amount of Ubers/Lyfts we have had to order because we are coming home after 6:30pm or leaving the house on the weekends is INSANE. Some neighbors have had extreme mold issues surrounding their AC units/balcony doors.

Pros: Every unit has a washer, dryer, and dishwasher — and there’s also a laundromat (though it’s a bit pricey). Balcony for every unit is a nice touch, too! 24/7 concierge is great! Staff are all kind and nice. Management makes sure building is ALWAYS cleaned by custodian. Super is always helpful, in our experience. Rent-stabilized building so prices aren’t too absurd We don’t use the shuttle often but good to know it’s there if we need to go to Queensboro Plaza on weekdays Gym is well-equipped and quite nice Pet-friendly Fun little activities hosted by building management - weekly wine night, once a month mixology class, workout classes Cons: Lousy neighbors who don’t pick up after their dogs - they leave dog poop all over the promenade. Building management used to get their staff to pick up the dog poop but i think they have stopped doing this since it’s not really their job to clean up after the owners’ pets. Some really lousy neighbors we have Some strange people live in this building - sometimes these neighbors just yell at other people for no reason, or do outlandish stuff like pulling down their pants in front of you (yikes) Wood floors have large gaps that did not get fixed prior to our move-in. We’ve seen older apartment buildings with better floors than us. Not-so-great ventilation in bathrooms and the bathroom fans for certain floors are always on (no way to turn it off and yet it doesn’t suck out moisture from the bathroom well)
