Unit 5G Pros: I love that there is a gym in the basement and two elevators as well. Cons: Packages are stolen from the mail room constantly and there are some neighbors that are way too noisy. Add to the fact that rent increased about $500 a month in 2 years for a non luxury building.

Pros: Terrific super who maintains the building well; great location; convenient access to grocery stores, restaurants, subway, etc. Cons: For over a year, a disruptive and dangerous tenant on the 6th floor has wreaked havoc at this building. This tenant engages in all kinds of distructive behavior, including loud banging and screaming at all hours, wandering the halls without clothing, screaming through a bullhorn and setting off siren noises, and harassing fellow tenants and passersby with racist and homophobic tirades. He has broken pipes, kicked holes in walls, threatened to burn the building down, and thrown things out of his windows, endangering anyone unfortunate enough to be passing by below. Repeated calls to 311 and the police have accomplished little to nothing, leaving tenants feeling helpless. The unfortunately reality is that it will take a serious injury before any meaningful action is taken. What is perhaps more distressing is the complete disregard and negligence displayed by the landlord. Their response, or lack thereof, is either a testament to their incompetence or a shocking level of dismissiveness. You need only check out the court filings as a demonstration of their wholesale failure to evict this tenant. Living in this building is not only emotionally and mentally draining but poses a significant risk to the safety of residents. If you like having to take a weapon with you to take out the garbage for fear of being accosted by this tenant, and having your children and family members see this deranged person walking around screaming without his clothes, then this is the building for you. Or, you could go live somewhere safe and secure.

Unit 5th floor Pros: DO NOT RENT Cons: Unfortunately this building is home to an absolute nut case. He has been terrorizing other tenants day and night. Management has done nothing to remove this tenant. Cops are called here weekly, if not more. This tenant is a SAFETY ISSUE. Do NOT rent here, you will be paying an exorbitant amount of money to never be able to sleep because of the excessive noise caused. This tenant from hell is on the 6th floor and can be heard by everyone below him. DO NOT RENT Advice to landlord: Protect your tenants

Pros: Rent is affordable, pet friendly, utilities included Cons: There has a been a problematic neighbor who has been making noise and terrorizing other neighbors. The landlord has done nothing to remedy the situation and I advise potential tenets to stay clear of this building. Advice to landlord: Take care of your tenets

Unit 5E Pros: Elevator, convenient for subways/buses, excellent superintendent Cons: I've lived in this building for over a decade, and I've been happy here. Even when we dealt with a mouse problem for nearly 2 years, I felt that the super, at the very least, was taking it seriously. For nearly a year, however, the tenants here have lived in terror of a true lunatic, who bangs on the walls and floors all day and night, bangs on doors and screams at other tenants, walks the halls naked, yells with a bullhorn out of his windows, throws pieces of his cabinets out of the window and onto the street, and on and on. Many of us have lost so much sleep that we fear we're losing our minds. At first, we'd call the management office and be told to call the police. The police would do nothing, and would tell us it's up to the manager to evict him. Recently, the landlord did go through with an eviction proceeding, lost on a technicality, and then didn't pursue a further eviction https://caselaw.findlaw.com/court/ny-civil-court/114605376.html. They've continued to lie to the tenants about the status of the case. In the meantime, we, adults and children alike, continue to live in fear. If you do decided to live here, I recommend only taking an apartment on the north side of the building, 5th floor or lower. The south side, all 36 or so apartments, are living in a nightmare. Another con of living here - the HVAC system is all heat or all AC. The landlord waits until the last minute to turn on the AC (usually around June 1), and then turns it off sometime in September. The rest of the year, you have heat coming up whether you like it or not. If it's a 90 degree day in mid May you may have the heat on in your apartment as well, even if the unit is turned off. Advice to landlord: Get the tenant in 6D out at all costs, and don't lie to tenants about the status of the legal process.

Pros: Super is responsive and takes good care of the building. Overall cleanliness is good. Electricity is included in rent. Central air conditioning. Great location!many restaurants and amenities nearby. Good, respectful neighbors. Safe neighborhood. Pest control is provided regularly. Brand new elevators, really nice. Parking available in parking garage. Garbage is very well-managed, I never see a mess in the garbage rooms. Cons: I get bugs sometimes but it’s never a major issue and pest control makes a big difference. Some noise from neighbors and in hallway but overall a quiet building with pretty thick walls. My kitchen and bathroom could use some renovation. Cheap cabinets. I and other tenants have issues with brown water from faucets. Hardwood floor is damaged in places, perfect in others. Windows don’t work properly, hard to open and close. Decor in the lobby and hallways is dated and could use an upgrade. Can’t go on roof. Old fashioned buzzer system - no video. Dryers are weak. Advice to landlord: Fix brown water issue and do some light renovations and improvements on kitchens and bathrooms. Repaint the lobby and hallways. New windows.
