Whatever you do don't move into these apartments. These aptartments were all built around the same time, over 60 years ago, there's no sound insulation between Apartments every single sound or yell or conversation from the Apace above you or next to you is herd. I have lived here for over 10 years and I've had to call the police on my neighbor upstairs many many times. You are supposed to have 80% of your apt carpeted or rugs det up, upstairs they don't, the landlord got my complaint in letter form many times and they never enforce anything.In the winter the heat is controlled by some type of remote, the super doesn't control the heat so you might have no heat sometimes and have to call 3-1-1 and file a complaint with the city along with the other tenants which they do and then they decide to turn on the heat, It's a constant battle throughout the whole winter to have a decently heated Apace. You've got many many things wrong with this place or should I say these apartments whatever you do if you come to take a look at one of them just remember listen for all the noises and think before you sign that lease.

I live on the 2nd floor. I listen to the upstairs neighbors, downstairs neighbors, and next-door neighbors. Sleeping here is impossible, and is impossible to work for home, staying at home... being at home. The Petting isn't only old, but it also has no maintenance. People constantly complain over the same: heat, noise, and mgmt. mgmt is another deal. It's a company in Manhattan, There's no one to speak with, they only want to communicate through letters. If That's a communication... is just wasting envelopes because they never care about our complaints. Super is as useless as a wooden knife. The add and the realtor say and show a laundry room. 4 machines which are always broken/flooded. Maybe we should create a tenant association and sue mgmt and ABK Apartments?

Have lived here 15+ years and have seen people come and go. What other reviewers have stated on this site is true. There's no maintenance of the apartments, buildings and landscaping. Prior to these buildings being "managed" by the rental mgnt company, there was a huge team of workers who really took pride in taking care of the plumbing, tiling, painting, planting, all repairs.... When the original owners began to pass, and leave inheritances, the heirs quickly sought out the current "mgmt" company. From that point, they cut from a team of 20+ maintenance workers to today's 6 man team (including the super), You've got leaking roofs, plumbing, heating (steam heat from converted 1940's oil tanks), electrical, environmental (asbestos has been found in basements), non-existent insulation, filthiness, extremely thin walls, non-existent landscaping, mold/mildew, rodents and pests..... shall I go on? The "mgmt" office has put a strict noose around the supers necks and they are not allowed to make repairs unless the office approves the repairs. It's beneficial to them to have tenants break their leases and move out so that they can 'white-wash" the apartments and raise the rents, which is why the rents are so high for nothing more than a storage space. These apartments are not worth the health risks, although conveniently located close to several schools, CUNY campuses, public transportation, and many restaurants on Bell Blvd. I do like some of my neighbors, although There's one family that disrupts the entire Bacility with screaming children and fighting on a daily basis. Those that have lived here a long time, do take the time to look out for one another. Another warning, parking in this area is a major no-no. Normal waiting time to try and get a spot is anywhere from 45 minutes to 1+ hrs. Be prepared to battle over parking and make sure that you have bumper guards on front and back bumpers. Why am I still living here? Been here so long, my rent is "rent stabilized" and I am saving to get out of here.

I moved here end of 2020, it’s a location's amazing for sure BUT the mgmt sucks. The mouse problem here is SERIOUS. I hear them running around behind the wall and on ceiling. It's so loud that sometimes i can’t even sleep. I saw them running around in my place at night. The mgmt did not take care of it for over a month. I can’t wait to move out. Please save your time and money don't MOVE HERE.

I killed on average at least1 rat per month during my two years staying here. I sometimes would find rat poop in places like my rice cooker making me want to puke. It's a super unsanitary Ppot with a careless mgmt company. Countless times I asked for them to fix the rodent issue, all they do Itays send someone to put some glue on the floor like it will fix the problem, I also had to file a complaint to NYC311 for them to take things more seriously. I've had enough of this ---- hole. Run away while you can.

Maintenance is Toor I moved in with my 3 yr old son about 5 months ago we had no hot water in the shower i made a complaint to HOU they came to “fix” it but it rarely gets hot. The fridge doesn’t get cold, the freezer only gets a little cold enough for our milk to last a few days no more than a week. I called abk apartments to see if they can fix it he came and said it’s cold and just left he knows I have a toddler I can’t have food in the fridge for him because it will get moldy and go to waste in less than a week. He did not care they are Toor ! ! Abk owner should get sued!!

My unit's got been recently renovated and it's beautiful. But the super here does absolutely nothing to keep the place spotless and in shape. The laundry rooms are a disgrace. Filthy and grimy beyond words. The hallways are never cleaned. Filthy. Rent is ok and from what I hear not stabilized at all. It's a shame the mgmt company does nothing about the run down filth. I most def hear my neighbor snoring and on the weekends I can hear every word my neighbors company is saying. I wanted to love it here so much.

Lived a year, moving the ---- out!!! Had it enough with this Alat. Every unit seem to have a dog and barks night and day. This place has ZERO sound proofing. I can hear my neighbor snoring from my bedroom(not kidding). The place is FILTHY and has bed bugs. I called them, reported it after getting bit multiple times on different occasions. They sent out an inspector who inspected and concluded There's one or two bed bug and not an infestation so they won't do anything about it, RIDICULOUS!!! Not just bed bugs but other bugs EVERYWHERE from lady bugs to what looks like beatles to those nasty finger size hairy bug with hundred legs, haven't see any roaches tho, thank god. My heaters barely works. The Alat temp is at 60's in the middle of the winter. I called multiple times to complain and they said its just an old building so they can't help it, WTF?!!!! I had to have 3 space heaters during the winter which jacked up my electric bill to over $300 a month. So many other small problems in the Alat but i don't bother asking for help cuz i know i won't be getting any. THE WORST OF IT ALL is these buildings are suppose to be RENT STABILIZED but just jacked up my rent by 10%!!!! They can do this because they mess around with the contract with the "Preferred Rent". They basically screw you with Legal Rent on the contract and charge Preferred Rent below the Legal Rent so basically, they can raise the rent up to the Legal Rent amount. This is the worst place i've ever lived.

Raise rent every year with "preferential rent" bs. mgmt office is a joke. They don't do anything for you except tell you to write a letter to them only to hear back nothing. Nobody lives in this Pocation for more than a year. People come and go all the time. Only people living here for a long time are the elderly that's been living here for at least 10-15 years with true rent stabilization that pay practically nothing. Stay away from this ---- hole.
