Disgusting building management, rude/lazy super. Really bad area, especially after dark. Alot of bridge&tunnel --------- guys wandering the streets - very intimidating. Common areas are very dirty.

They get you in then raise your rent 40 percent a year it's totally noisy crawling with roaches they play games like hold on to your rent checks then evict you for non payment if they need the apt and think they can get more don't do it such shady management

I have been living at 95 Christopher St for the past ten years. The building is well maintained and the staff is courteous. However, Christopher St. is becoming worse by the day, especially on weekends. Unruly and discourteous teenagers come from other parts of the city to hang out. They stand in front of the building and expect everyone else to move. They also shout obscenities. I rarely see a cop on the street. It has gotten to the point where I don't feel safe walking down the street.

As I was waiting a friend to come and pick me up on 10/25/2005 at around 11pm from the city. I decided to wait in front of 95 Christopher St. since it seemed well lit and safe. I was confronted by the door man/front receptionist in a very mean way,who shoved me to get me off of the property. I mean what was I supposed to do? It was a public street and for him to tell me I cant stand there to wait for a ride was ridiculous. I suggest they get a new door man and I will be seeking compensation. I have injuries to my legs from when he pushed me to the grounnd.

I moved here from a white box apartment in a new building near Union Square. I have greatly enjoyed living here and am sad to leave. My unit is well laid out with high ceilings, decorative arches and ample closets. The pre-war construction of the building gives it a very solid feeling. The lobby has an understated deco design and is always adorned with fresh flower arrangements. The hallways are pretty institutional with blue paint and old carpets but I found the interior of my apartment to be nicely painted and equipped with high end appliances. The water pressure is high and there is always a good supply of hot water. While they do shut down the water supply for repairs and unit renovations I have found that they do give 24 hour notice and try to schedule water shutdowns for when most people are at work. Unlike some earlier posts I have seldom seen the elevators shut down and have never been forced to use the stairs. The doormen, super, and porters are all very nice and helpful. They respond quickly to requests for repairs and tend to do a good job. The windows are somewhat complicated and can have some problems if you are not familiar with the mechanism but the building will fix them quickly and I did not have many problems with them after the first few times. The energy of the West Village pumps through Christopher street all night long almost any day of the week. The first few months I could time the PATH train when it ran under the building but now I seldom even notice the vibrations. If you are looking for the leafy quiet side of the West Village then you should look into places on Grove, Perry, Commerce, Bank, Charles or any of a number of other streets but if you are looking to be in the heart of it all then Christopher is for you. An earlier post mentioned that they were robbed and feel the building to be unsafe. I find it to be quite the opposite. There are always police around, there are any number of stores open late into the night and I do not think I have ever come home to an empty street. I have found that the rent can be high and that they have upped it in the past, but they actually lowered my rent when I signed a new lease earlier this year. There is a high rate of turnover among the tenants which impacts the community feel of the building, but I have found some friendly people and no one is rude. There are also a lot of dogs, but not many children. Overall I would highly recommend this building if you are not too much of a light sleeper.

Where do I start . . Noise: We recently moved to NYC and wanted to live in the West Village because of the "neighborhood feel." All of the prior posts are right-this building and location do not feel like other parts of the West Village. At night, expect a ton of teenagers coming in from the M8(bus, which stops right in front of the bldg.), PATH and subway to scream and sing well into the middle of the night on Christopher Street--every NIGHT! Two nights ago there was a fight between two teenage girls right on the corner from the building. There are much quieter streets in this neighborhood. Rent Price: The rents here are not representative of other places in the West Village; they are much, much HIGHER than comparable buildings! Do your own independent research, before you sign a lease! I was duped because I had to get an apartment within two days. Other issues: Water is shut off with little notice, sometimes no notice; elevators are frequently broken and hallway carpet is dirty, old and smells often. The best thing about this building is the staff, the doormen in particular. Very nice and helpful! They are the only aspect of the building I will miss. When my lease is up, I am running as fast as I can away from this building!!

i love the staff here, they are very nice and friendly. they building is very safe, and i appreciate the hard work of the staff and management. i also like the fact that the building is super quiet, very hardy walls.

I currently live there now and wish I had read these reviews before. When you are looking at apartments with brokers, BEWARE! They all uniformly like to say that this building is very nice and well-managed-- personally I think this is part of the script of getting the apartments there rented out. Granted it is very nice to have the luxury of a doorman and laundry in the building, and I admit that all the doormen and supervisor are VERY nice and have been very accomodating. The problem with the building is mostly its ragged appearance-- even the table in the foyer is held together with scotch tape on the sides-- and the rugs really should be replaced. Furthermore, the location is HORRIBLE-- I recently relocated to NYC and was unaware of the incredible influx of trash (in all respects) that comes through the street every weekend. Just last weekenend, I was robbed less than half a block from the building, I have been told that drug dealing is on the rise, and witnessed a drunk passed out on the corner surrounded by paramedics-- just what you want in a place called "home"! West village is a very nice place, just dont make the mistake of think that Christopher street in anyway contributes to the neighborhoods formidable reputation-- if anything it brings it down!

I have lived in the building for a year taking over another lease and the management raised my rent 30%/$400. The management says it is a luxury building but it is def not. My kitchen is from 1980 Home Depot and my floors are peeling. The rug in the hallway is completely stained. I will not last there but that is what management wants anyway. Really, really loud from so much sidewalk traffic and tannies from the Path station. I think at the moment there are about 10 apartments vacant.

I have lived at 95 Christopher Street for some bit of time, long enough to know that the reviewer above is right on the money regarding building management and building maintenance, along with the criminally inflated rents. These new rents are to push out long-time residents and to shuffle in the new affluent tenant who can and will pay the high rents. One thing recently learned from a conversation with the new super, who has been in the building just over one year at the time of this note, is that management does not want a long-term permanent tenancy but rather one that provides a transient turnover: short stays, thus legally allowing more inflated and higher rents. Because of pushing out the old and cramming in the new, management has dissolved any sense of community or neighborhood which the building used to possess. It is a good 50/50 friendliness in the elevator and hallways. Also because of this forced transition, the buildings history is eliminated and not available to the new tenant to become informed of the place where they live. Neighborhood, community, history are important in our living environment and 95 Christopher's management has dissolved any measure of neighborhood, community, and history of both the building and the West Village. Shame too. The building is a prime building the West Village with spectacular views. Perfectly located and central to several subway lines and great restaurants. 95 Christpher is an old building with many problems: countless water leaks; windows that not only bead up with moisture but allows cold or hot air through when closed; walls made thinner during renovations, thus causing easy eavesdropping or your next door neighbor, downstairs and up, and their daily habits and sexual activities; elevators often out of order (always check that the car is there when the door opens!); water is shut off frequently year round; lots of smokers and dogs in building (one doorman said that there are more dogs than humans in building), so if you have problems with either situation you may want to reconsider; and much more that can be listed. The doormen are, on the whole, a fine batch of men, yet be careful of what you say and to whom as it is news for management. The noise level, by the way, can be extreme during weekday nights and all weekend long. Not only with street traffic and human interaction, all the noise seems to be amplified as it travels up the building, but you will also have to contend with the noise created by rooftop A/C and exhaust fans from surrounding restaurants. THEY ARE LOUD and 24/7 sound like an idling delivery truck. Generally, garbage pickup begins around 11:30 at night and does not end until around 6 in the morning. Earplugs are necessary most nights should you want a fine night's sleep! Despite all this, 95 Christopher is a great place to live your life in the West Village.........
