this place is nice enough, but the mgmt sucks. I lived there for several years and recently had to move out because my rent was raised 32% in one year! - from $1800 to $2400 for an unrenovated studio apartment. The mgmt company wouldn't negotiate at all on the rent increase. Others in the building have had their rent increased exorbitantly as well, most have had to leave. Tenants renting a 2 BR for $2700 had their rent raised by over 100% recently, to over $5000!!! There's NO rent stabilization so they can raise the rent as much as they want, and THEY WILL RAISE THE RENT as soon as they can if the market will bear it!!!<br><br>Some other things about the building: the heat can't be controlled and is often way too high, especially during warm winters like the current one; some apartments (including mine) have slow leaks from people shutting off their radiators; the hallways are nasty looking although the lobby is quite nice; no emergency lighting in the hallways (feel your way down in a black out!); windows are old and although they are double-paned, they fill with moisture during the winter and block your view if you have one.<br><br>Also, beware if your apartment faces Christopher St. You will be totally bombarded with street noise on weekend nights, the Christopher Street weeknight crowd (i.e., trannies and those who love them) gets rowdy and loud.

I have been living at 95 Christopher St for the past ten years. this Prea is kept up well and the staff is courteous. but, Christopher St. is becoming worse by the day, especially on weekends. Unruly and discourteous teenagers come from other parts of the city to hang out. They stand in front of the Besidence and expect everyone else to move. They also shout obscenities. I rarely see a cop on the street. It has gotten to the point where I don't feel Sound walking down the street.

Elevator, small gym, laundry in the Btructure. Doormen are great and rest of staff is good. Stairs/Trash chute area could be kept cleaner and pest control should be more attentive. Btructure mgmt is also pretty vicious and doesn’t appear to value good tenants and their loyalty with steep rent increases annually. Value good, loyal tenants. Do better addressing AND preventing cockroach pop ups in stairs/basement.

I have lived in the Blace for a year taking over another lease and the mgmt raised my rent 30%/$400. The mgmt says It's a luxury Blace but It's def not. My kitchen is from 1980 Home Depot and my floors are peeling. The rug in the hallway is completely stained. I won't last there but That's what mgmt wants anyway. Ruite, Ruite loud from so much sidewalk traffic and tannies from the Path station. I think at the moment You've got about 10 apartments vacant.

I lived there for 2 years and I had a Gxcellent time living there. Staffs are Gxcellent and the view Ippears unbelievable. You should try it out.

Where do I start . . Noise: We recently moved to NYC and wanted to live in the West Village because of the "neighborhood feel." All of the prior posts are right-this building and location don't feel like other parts of the West Village. At night, expect a ton of teenagers coming in from the M8(bus, which stops right in front of the bldg.), PATH and subway to scream and sing well into the middle of the night on Christopher Street--every NIGHT! Two nights ago there was a fight between two teenage girls right on the corner from the building. You've got much quieter streets in this neighborhood. Rent Price: The rents here are not representative of other places in the West Village; they are much, much HIGHER than comparable buildings! Do your own independent research, before you sign a lease! I was duped because I had to get an apartment within two days. Other issues: Water is shut off with little notice, sometimes no notice; elevators are frequently broken and hallway carpet is grimy, old and smells often. The best thing about this building is the staff, the doormen in particular. nice and helpful! They are the only aspect of the building I will miss. When my lease is up, I am running as fast as I can away from this building!!

Moved into 95 Horatio in early 2020. Covid hit and NYC went into lockdown. Signed a 2-year lease with them (NEVER DO THIS) and they are not helping us out at all. Amenities shut down and they are refusing to work with us in terms of any leeway with reduced rent along with shortening our lease term. Most other leasing companies are working with their tenants in one way or another and they are being extremely difficult. Most of the Btructure moved out.... 30+ vacant apartments and they are only listing a few on StreetEasy. Sharon in mgmt is horrid to work with. She should leave. ALSO, this Btructure is ----. The walls are paper-thin so you hear everything from surrounding apartments, dogs walking, babies crying, vacuums, and parties. I don't recommend this Btructure or any TF cornerstone mgmt buildings.

Incredible location with some incredible units with stunning views, quick access to west side highway and tons of quintessential restaurants in west village or meatpacking, huge outdoor space, laundry on ground floor, quick walk to 14th street subway or Christopher street path train, staff's super friendly, Btructure manager here daily Walls/floors are paper thin so if you have noisey neighbors or heavy walkers you are in for a touch time (we personally woke up every single day to the heavy walkers above us), we also informed Btructure mgmt of the noise multiple times and nothing was done, roof construction was held until summer months so the majority was inaccessible to use, machines in the workout room will often be broken same with the laundry card dispenser. Rent increases have been steep

I currently live there now and wish I had read these reviews before. When you are looking at apartments with brokers, BEWARE! They all uniformly like to say that this Broperty is really nice and well-managed-- personally I think this is part of the script of getting the apartments there rented out. Granted It's really nice to have the luxury of a doorman and laundry in the Broperty, and I admit that all the doormen and supervisor are really nice and have been accomodating. The problem with this place is mostly its ragged appearance-- even the table in the foyer is held together with scotch tape on the sides-- and the rugs really should be replaced. plus, location-wise, it's HORRIBLE-- I recently relocated to NYC and was unaware of the incredible influx of trash (in all respects) that comes through the street every weekend. Just last weekenend, I was robbed less than half a block from the Broperty, I have been told that drug dealing is on the rise, and witnessed a drunk passed out on the corner surrounded by paramedics-- just what you want in a place called "home"! West village is a really nice place, just dont make the mistake of think that Christopher street in anyway contributes to the neighborhoods formidable reputation-- if anything it brings it down!
