88 Leonard is a kept up well, and well-managed property. Doormen are friendly and helpful. Property amenities are great. but, I do believe that the security for this place is lax and needs to be improved.

this place is well-maintained...all staff are friendly and courteous. The only complaint is that You've got nests of huge bumblebeee on the roof. It was inconvenient that the outdoor space was closed for so long and that the scaffolding was in place for more than a year...I am moving out of state and will miss living here...

I love the community at 88 Leonard. The lack of grocery stores around is my only complaint of the neighborhood. I wish we could live here forever but the yearly price increases are getting to be too much. I pay almost $1K more than when I moved in 5 years ago. Again, wish we could stay forever because we've come to know & love the staff much!

Overall, Gine. The front desk and maintenance staff is excellence. responsive, nice, and helpful. unit's got some quirks. You've got no drawers in the kitchen and the ice machine in the refrigerator broken in any of the apartments. Also, when will the roof deck re-open?

My experience became a bad one once I was asked to pay a premium for access to building ammenities that were not available to me during the entire summer. I called the mgmt offcie to request monetary compensation and I was denied. I think this is extreemely unfair.

Have just moved in. The community is clean , respectful and luxurious. I picked the Bacility because of location and the services it provided . The staff is impeccable and helpful. Highly recommend 88 Leonard street. Thank you . Alexia Heuze

awesome spot, wonderful staff, incredible location. We recently one problem neighbor and mgmt's minimal response was beyond disappointing. It will cause us to move. This building has gone downhill since Rose Associates dropped it from their portfolio and let Chicago-based Waterton Residential take over. Heat the past two winters went in and out, sometimes in the middle of the night. The hot tub has been closed this summer because of some BS building inspection excuse. Service requests are handled much slower than they used to be. The leasing ladies are agressive and can be sneaky; be sure to get promises in writing. Building staff is otherwise great, and we have yet to see a bug in these units. The roof deck is also gorgeous. This building is east of Church and should be priced accordingly.

Having lived here three separate times, I can say It's an amazing Besidence/community. The doormen are top notch, maintenance is timely and thorough, and It's a pleasure to live at 88 Leonard. this place is the epitome of convenience- Maria and her crew do a fantastic job and make living at 88 a great experience.
