Unit 42L Pros: Full service (in unit washer/dryer, gym, 24 hour doorman, rooftop lounge) Clean (never had pest problems) Cons: At least once a year water maintenance/issues means water doesn't run for a day or so Market rate apartments, management company will raise rent a lot ($500 a month increase), which makes people move out, and so units can be left vacant for more than a month. Advice to landlord: You'd probably make more money by raising the rent a more reasonable amount so you don't lose money by vacant units.

Pros: Great views, clean lobby, attentive and friendly staff. Excellent gym, quiet. Cons: The only issue is the elevators; they seem to get stuck or be under maintenance often. The building has 3 elevators + a service elevator for 27+ residential floors so sometimes it can be a wait to get an elevator when one is out.

Pros: Great views!! Also great amenities Cons: You can hear the subway, even 30 floors up Advice to landlord: Elevator issues were frustrating

Pros: No pest issues, really nice doorman, nice apartments and fixture. Cons: Elevators were slow. Rent in renewal was dramatically increased. Advice to landlord: Lower increase in rent renewL

Pros: Location. Modern Cons: Management company is a disaster. Elevator maintenance is near non existent.

Pros: Cloud lounge and roof deck are posh. The buildings staff members are all very nice. The location is convenient Cons: The lobby isn’t comfortable, welcoming, or attractive. The street is filthy. The building can be understaffed. Advice to landlord: Get involved with the street and neighborhood to improve the dismal/dangerous block
