Pros: Love the management and the staff. Never had any issues that weren't resolved within a day or two. The unit above mine had a leak their bathroom that dripped into mine, but staff came in and took a look at it on the same day I reported it. It's a great value for the price. Cons: The building is near Times Square and a major theater on Broadway. As I'm on a lower floor, I hear all the road noise: driving, honking, yelling, bike rickshaw music, horse galloping, etc. It is a bit disruptive and loud especially if you work from home. Advice to landlord: Replace the window seals.

Pros: 24/7 doorman, clean and well lit public spaces, exceptional maintenance staff, well functioning amenities Cons: laundry machines break too often Advice to landlord: Allow for laundry to be paid for with pre-paid cards as well as the app, as internet issues have on occasional caused widespread issues

Pros: Great staff (both maintenance and front desk) Room size quite good Great location (quick walk to Central Park, close to almost every subway line in Manhattan) Cons: Close to 8th Ave corner in a tourist area, frequently loud at all times of day which takes a while to get used to They will hike up the rent by a lot every year Forced to pay amenities fee for gym even if you don't use it. However, gym is adequate and clean

Pros: The location is unbeatable—being right in Hell's Kitchen, it's close to everything you need. You're just a short walk away from Times Square, Central Park, and a variety of great restaurants and shops. Plus, the proximity to multiple subway lines makes commuting anywhere in the city convenient. Cons: Street Noise: Due to its central location, the street noise can be quite loud, especially during rush hour or late-night times when the area gets more foot traffic. Soundproofing could be better for the price you’re paying. Small Apartments for the Price: The units, while modern, can feel a bit cramped, particularly if you’re comparing square footage with other options in Manhattan. You’re definitely paying a premium for location over space.

Pros: Extremely kind and personable staff, New facilities and apartments, high quality Cons: Very expensive, large renewal increases and inflexible negotiations with equity staff, requires navigating a bit of a bureaucracy
