Pros: Location is great for convenience. There is a shopping center just up the road with Whole Foods, Target, Sephora, etc. Trader Joe’s is a couple of blocks down the road. The concierge team is great. Cons: Building management has no clue as to what is going on in the building and does not address legitimate problems within the building. Example: There was a fire in a compactor in the basement with smoke filling up the floors up to the top floor. Not one smoke alarm went off yet if we boil water on our stove, the fire alarm in our apartment goes off. Leasing agent will lie through their teeth to get you to commit. Example: We had very specific questions/concerns about the building when we toured the property. We were assured by the leasing agent that the questions/concerns that we raised were not a problem. Every concern is a rather large problem. The building is pet friendly for a fee but you cannot take your dogs onto the roof deck or in the courtyard. I could go on for days. Long story short, don’t move here. Advice to landlord: Stop focusing on “building community” and address legitimate issues that affect the day to day of your tenants

Pros: Location, light, front desk staff Cons: Noise, management, hidden fees (water, sewage, hot water, pets, rent fee), slow to enforce rules, chaotic, rude parents, entitled kids, nannies doing laundry in every machine all week Advice to landlord: Get some security in the building to enforce rules and keep order, discourage mass laundry

Pros: Great staff Beautiful roof deck Great gym and laundry room Nice neighbors Comfortable, working, modern units Cons: - Lots of construction that made it hard to find peace for the first few months, especially as someone who sleeps late and works from home - Management wasn't always very responsive, reasonable, or honest. For example before I signed the lease they said the construction would be done within weeks. It took ten months. Clearly they were just trying to close the deal and not treat me like a full human being. Advice to landlord: Be honest with people. Be responsive to criticisms and requests. It's ok if things aren't perfect, but it's not ok to mislead or be apathetic.

Pros: The staff here are amazing. The apartments can be a little dated but they are renovating. Cons: They will get you in with a good price but have astronomical raises each year. Also there’s a $75/month amenity fee that seems a bit much given the quality of the gym facilities. Also you pay via conservice for building electricity in addition to your apartment.

Pros: Can’t think of anything nice to say so, not going to say anything at all. Cons: Management does not care about its tenants. Period. A sewage pipe backed up into apartments and we had sewage water flooding our apartments. They said they would clean it, they didn’t. They didn’t properly check for water damage and now we’re pretty sure there is mold. Management will not respond to emails about this situation including even acknowledging sewage water made its way through apartments on the floor and into the hallway. They did not clean or replace the carpets, just dried them out. Advice to landlord: Respond and respect your tenants you’re charging outrageous rents to. Care about their health and safety and work with tenants who raise these concerns.

Unit 5 Pros: Staff is great, service was fast, location is great and the bldg is clean and well run. Cons: Not worth the money. Raised my rent $915/month. That’s 24%. Unreal. Then told me if I was willing to sign within 24 hours, they would bump $100 per month off. They also shortened my notice. So less than 30 days. I love it here but it’s not worth $5000 for a one bedroom that’s less than 700 square ft.Also extremely noisy with sirens and police. Advice to landlord: Be less greedy

Pros: Great roof deck, quiet units, beautiful courtyard, ok gym, nice lobby, responsive maintenance (more or less), helpful doormen Cons: Overpriced for the age and quality of the building at this point, particularly in a pandemic. Can get much more for your money in other buildings. Are inflexible about internal transfers, with preference and breaks given to new tenants. Advice to landlord: Work harder to retain reliable current tenants then acquire new tenants at a discount.
