Unit 4A Pros: The building is located in one of the best areas of Manhattan. Although it’s an older building, it’s well maintained. I especially want to highlight our experience with the management company, who supported us from the very beginning. As a Spanish couple newly arrived in the city, navigating all the paperwork and processes can be quite challenging, but Ann made everything seamless. We’re truly grateful for her help and support. Additionally, any time we had an issue in the unit, the management team responded quickly and efficiently, which we really appreciated. Cons: It doesn’t have laundry in the building

Pros: Area is nice Cons: - bugs in the summer - rodents in the winter - plumbing issues - paper thin walls - building is falling apart literally - unresponsive owner - junehomes rents out to random people posing a safety issue (cops have had to be called)

Pros: There’s no such thing as pros in this building. The neighborhood is fine but the building itself sucks. Cons: 1. Front door opened 24/7 and there’s no buzzer. Don’t feel safe at all. Plus packages get lost 2. No mailbox key at all. Couldn’t check my mail for months and months. Landlord ignored my complaints. 3. Massive holes on the hallway wall and painting peeling off also. I was promised that they’ll paint the hallway soon but never happened 4. Dead roaches and rodent problem for sure 5. Nasty garbage site with roaches 6. Biggest cons of all!!! Landlord ignores you and don’t even care about housing law 7. Front door steps with bird droppings. They don’t even clean it properly. 8. Very thin walls between other units. You can hear every dog’s footstep, farts and burps even arguements lol. Ridiculous. 9. Debris falling from ceiling and wall when upstair neighbor is just walking 10. Can’t change water temperature in the shower. Plus the water would not go down so I had to use squeeze to push the water down every time I showered. Advice to landlord: You, your son and daughter only cares about money and ignore tenants. This is the worst building I’ve ever lived and I lived in NYC forever. I really hope the judges will serve you right. You should be ashamed of yourself.

Pros: There is nothing pros in the unit Cons: OMG!! There are tons of cons for this building. I am living in NYC for 15years now, and NEVER EVER seen a building like this. I will make it simple as much as I can. NO LOCKED ENTRANCE, FAILED GARBAGE MANAGEMENT, NO MAILBOX KEY, RATS AND ROACHES, which is not surprised. also you can hear all the sound from your neighbors! NO CONSISTANT HOT WATER. ARROGANT LANDLORD ignoring you all the time. Tilted walls and apartment door, debris from ceiling and walls. There are more and more for this unit. I can do this all day. Dont rent the apartment please. I am saving one year in your life! Advice to landlord: You should come back to US, and respond to the court’s legal action. Your sons is managing so terribly entire building. If you dont know how to handle the management, stop doing it. YOU ARE SO WRONG.

Unit 1c Pros: It’s on the Upper East side but run by slumlords Please save yourself the headache and don’t deal with these people at all. I wish someone had warned me. Cons: They advertised a jacuzzi that they shut the hot water off for and then roaches were coming in through it as per the bug guy who came to deal with the issue. When We moved in there were nails sticking up all over our floor and I sliced my foot. Such terrible work done in the apartment. Found roaches in the apartment. The hallway is gross and disgusting. The front of the building is all cracked and peeling. They repainted the railing so ghetto and never scraped first. The trash gets done but is gross until the guy comes. When it snowed this winter only builing not shoveled at all. The owners take no pride in appearance and don’t care about safety. There’s was construction at odd late hours that disrupts everyone and they never give tenants notice like normal buildings. The Levy’s are SLUMLORDs. Google Dror Levy he has a record or slum lording. These people are shameful. Do not rent from them they dont give back your security deposit either. Flat out crooks!!!!!!! Advice to landlord: Stop being slum lords and hire a management company. Your son Daniel is incompetent. Get a REAL qualified super!!!!

Pros: I loved this neighborhood and facing the south we got great light and a quiet courtyard. As for the building...read the cons Cons: I DEFINITELY didn’t enjoy the fact that our beautiful apartment doors were heavy as hell and for the entirety of our lease completely useless. There was never a front lock. Our packages were never safe. The door handle was literally drilled into the wood and didn’t turn. You just pushed it open. The heating pipes were members of a heavy metal band. They clanged loudly and consistently. The floors were so thin. Our neighbors smoked and we never missed when that happened as it seeped right up. In the winter we were the only building without shoveling or salting. And our landlord didn’t seem to care. The owners don’t live in the US and haven’t hired a proper management company. The stairway walls are gross and chipping and you’d always be able to find a cockroach that died on the stairs. We were promised a new staircase and hallway upon move in - never happened. The buildings electrical is SO old the wires are still lines with cloth. This was not a safe place to live. Advice to landlord: Hire a management company and get a proper front door. Update your electrical wiring before someone gets hurt.

Pros: -Location (close to River and 2nd Ave fun) Cons: - unresponsive landlord - no front door lock which means that packages get stolen regularly - (dead) roaches in the hallway almost daily - very thin subfloors in between apartments - hallway generally dirty and a mess (were promised a Reno upon move in, it never happened in the full year we lived there) - electrical problems - sometimes no cold water at all - very loud pipe noises - can’t stress enough how unresponsive the management is - cigarette smell in the building - no snow management for days (we were the only building in the street that didn’t have shoveled stairs and sidewalks) Advice to landlord: - be available or get a proper management company. The conditions are unsafe and unacceptable for the price you are asking. You literally haven’t had a working front door for years

Pros: Old building, pretty front door. Close to the river Cons: No front door lock. Only locks on the apartment. Bugs, rats seen on multiple occasions Never saw landlord once- never received his phone # Advice to landlord: Update the property. Be more responsive to tenants. But a freaking lock on the building
