Pros: - Decent pricing - Great neighborhood - Super, Malcolm, is a saint and fixes issues within a day if told - Easy to access garbage - Washer/dryer is in basement and open for everyone to use - Neighbors are friendly and all see the problems with the building Cons: - Management is definition horrible, not addressing everything from flies, security threats, broken stairs, fire hazards, broken elevators, and more - Communication with management can be abusive with Art and Merina both saying things like, "Fuck off, I don't have to do anything." to "You are a nuisance and I owe you nothing." - Elevator has been broken for over a year - Basement where laundry is looks like a dungeon - Broken security systems with cameras not working and people constantly sneaking in - New appliances do not fit the flooring plan and can become a pain to use - Flies, ants, and rats are pretty common and have been addressed - Management is constantly fighting some harassment claim because of their behavior Advice to landlord: Hire new employees, start being accountable, and treat your tenants properly.

Pros: Needed a place quickly and found a sunny and bright, pet friendly apartment. Cons: Building is constantly filthy - a thick layer of grime on every surface and bits of trash on the floors in all public areas. Numerous packages stolen and management refused to assist. They completely stopped responding after several attempts to contact them when multiple packages went missing. Water doesn’t drain, causing sitting water in sinks and tub. Elevator is down several days each month and was down for a few weeks solid at one point. Refrigerator doesn’t maintain temperature - food either defrosts or produce freezes and then needs to be thrown out. Can’t turn radiators off - they’re all broken. Pipes in walls bang throughout the morning and night, waking tenants up. Gaps around AC wall units, letting bugs in. Pests throughout the building. Basement floods periodically and smells like sewage. Walls are paper thin and you hear all neighbor noise. Management office team is horrific, unprofessional and non-responsive. Literally calling and screaming at tenants when THEY make a mistake. The woman in the office is emotionally unhinged, abusive, makes threats and blames tenants for her errors. Have to say that I’ve never dealt with someone like her in my life.. Advice to landlord: Maintain your properties and speak to tenants in a professional and helpful manner. Remember that we’re paying rent so you have a source of income.

Pros: Quiet and safe neighborhood and never had my packages stolen Cons: The management does not do anything unless you call 311. The leasing office workers are the rudest people I've ever talked with. I had a leak in my apartment for about a year, the elevator was constantly broken, and they don't clean the hallways unless someone is moving in. My other neighbors had worse experiences than me. Advice to landlord: Respect the tenants and fix issues ASAP.

Unit 5D Pros: Do not live here Cons: Elevator has been out for months on end with no communications from management. Building is infested, dirty, unmanaged, and crumbling (quite literally) in multiple places

Unit 1C Pros: Close to park Decently quiet Big layout Cons: Vermin - flies/gnats, cockroaches, & mice Ant infestations Repeated refrigerator power outages Damage to numerous pieces of clothing as a direct result of use of the faulty in-unit washer/dryer Broken door handles/door locks leaving us locked in or out A cracked toilet that leaks occasionally (we were promised a new one, but this has not happened) Slow to heat appliances - stove & oven The inconvenience of the radiator pipe sharing a wall with the bedroom — the terribly loud noise interrupts our sleep Lack of climate control in the back bedroom Merina then gaslights you into believing you could have handled things better. Then she insults you & hurries you to move! Good riddance!! Advice to landlord: Eat shit & hire people who care

Unit 1C Pros: - patio - great neighbors - high ceilings and great living room Cons: - when we were negotiating a new lease our requests were met with disrespectful and condescending responses instead of kindly customer service. - the owners do not care about who lives in the building or how they feel about the property. - city violations on front door - little to no garbage management - left up to the tenants - broken and faulty appliances - a broken fridge that shut off twice - once for 2 days - broken door locks and handles - broken sink faucet, broken toilet. - we were asked not to document then when the lease ends we’re asked where the documentation was - rats, mold, cockroaches, and ants - multiple times contacted the Super and were put to the side — waiting hours sometimes days for a resolution - one AC unit to cool the whole space that is at the back of the apartment — hot air flow in the back of the building - noisy steam pipes that wake you up every day at 7 AM during cold months - Advice to landlord: Tenants make a building great or not great. Maybe consider people’s requests instead of dismissing them, insulting their intelligence, calling them liars, and then pushing them out the door. Merina Gordon shouldn’t be a leasing agent she has no idea what happens at the property or what the issues are. She dumps all responsibility to the Super Intendent who isn’t visible or around because he’s too busy with other buildings. The neglect and lack of care or tact with this ownership group and particularly Ms. Gordon is extremely concerning. There are violations posted on the building door from the city maybe you might look into that.

Pros: The apartments are spacious and have a nice layout Cons: The cleanliness theres always garbage outside none cleans The PM is a bit annoying to deal with The state of the apartments are not in the best of shape Roaches and mice in all apartments Advice to landlord: Clean and maintain the property

Pros: Good location, quiet neighborhood Cons: Service requests were not addressed in a timely manner. Had a fridge issue that got addressed 3-4 days later so had to toss all my food. Also had a terrible mice issue I am forever scarred lol

Pros: Nice appliances, very quiet, good layout of apartments, very safe neighborhood. Elevator building. Feels secure Cons: Way too hot. Mosquito problem in apartments even in winter months. Packages are stolen. Oven works poorly. Hallways aren’t maintained that well. Advice to landlord: Fix cameras, better maintain stairs and hallway
