Unit 33 Pros: The super is so helpful and the units are clean Cons: We have had a regular issue with mice although they hire a building exterminator to come once a month

Pros: Super is a very nice guy. People mind their own business. Online tenant portal to make payments and request maintenance. Close to schools and train. Parks nearby. Mail typically respected and delivered reliably. Cons: Students move in and out each year, complain the most by failing to understand the nature of an old building. Under recent new management. They're fine but still sorting things out. Doorbell system is weird. Two management companies ago we had a terrible management company that installed cheap interior in the building, gutted the prewar feel, installed crappy doors and made everyone lose kitchen space by installing a gas line that will eventually be void. New landlords have been better. But some of that damage will never be undone. The super is reliable, cleans and takes out trash daily. But there's limited space for trash and lots more tenants than previously. Some tenants don't respect this is a home for some of us and leave trash in the halls or drag trash juice down stairs. Old building sometimes requires water to be shut off to fix pipes or whatever, but that's to be expected. Advice to landlord: Install a bug lamp near trash outside and under corridor between 510 and 512. Install additional laundry machines for 513. Better maintenance smoke detectors on each floor. Install new courtyard staircase and create better space for trash and recycling.

Unit 53 Pros: The building is in great shape and the renovated units are really nice. Apartments are typical Manhattan size, but a pretty good deal for a rent stabilized place. Management has been cooperative and my experience living here for more than two years has been very positive. I would definitely recommend living here. Cons: The back and sides of the building have great potential for a communal space that is wasted. Advice to landlord: Do something nice with the outdoor space or let tenants do something nice.

Pros: The Super Marcelo is EXCELLENT. Quick to help you if it was something he was able to do. The only blips in his service was when he needed the landlords approval for anything. My kitchen was really nice and lots of storage, however first 9 months I lived there we had no gas so they gave us a hot plate and called it even. Cons: Heating was either too hot or nonexistent. Water took at least 15-20 minutes to heat up regardless of the time of year. Anytime they did renovations on an apartment we would be invaded by ants, roaches and/or mice. Building intercom and buzzer was destroyed July 2019 and was never fixed. This was extremely frustrating because the USPS postal service for this neighborhood was notoriously terrible even when they could buzz us. Landlords are receiving a J-51 tax credit for this building, which is only valid if 100% of the units are rent stabilized and we were not. Have been part of a class action suit against landlords for this since 2016. As stated above, had no gas for 9 months of my first year living in the building and we weren’t given any rent concessions, just a cheap, hot plate that couldn’t boil water and refused to hear anything on the matter if we brought anything up. Shortly after moving in they renovated the building. Missed work because they took out the stairs one day without notice and we couldn’t leave our floors. They’ve regularly lost checks and lease renewals as well, if you live here ensure you ONLY pay through their online service or literally pay them in person and get a receipt. Keep copies of everything. Advice to landlord: Be more responsive, actually fix problems when tenants bring them up and stop doing illegal things with leases. You’re being sued by a class action suit for a reason.
