Worst worker name- Eli at Kips Bay Court. Last Saturday, the Security mentioned the maintenance manager Eli was on duty and will turn on heat. Heat was off again. Every time the heat has gone off in cold weather- 20s & 30s outside, this terrible maintenance worker Eli is on duty. When he then turns it on, he doesnt raise the heat high enough!. He's the worst maintenance worker here. I pay a lot of rent here. Good Heat is freaking top of my list when renting an apt and this place doesnt cut it because of no heat and or enough heat. I'm looking around for another apt.

I have been living in kips bay court for the past 3 yrs (since 2021) and the whole time there has been extremely loud and literal life disrupting maintenance all over the compound. The noise is beyond normal new york noise, and the compound doesnt warn you until either a day or hours before construction. If its not happening in your building, its happening in the one next to or in front of you, and it get so loud most days you feel your apartment shake, and you cant even hear yourself think. Furthermore, while construction is going, the balcony was closed for about 1.5 yrs of the time of my stay, and when it re-opened, the flooring was beyond subpar. Before, they had wooden floors that didnt injure you, now the floor is literal textured concrete that can damage your furniture and yourself if not careful. The admin of the compound are incompetent when it comes to answering you or solving problems, thats if they are even working in the 4hrs they are there. My main point is that this location is extremely noisy, even during weekends there is drilling on the street in front of the building. Its beyond the regular noise you hear living in the city, it is literally life disrupting. On top of all this they will raise the rent (which us a lot more than what this website says) even while they are doing maintenance and disrupting your living. They dont disclose everything when trying to rent so please read reviews and your contract carefully. I actually do not remember the last time i slept properly without being interrupted by something from kips bay court in the last three years. I do not recommend living here unless you want to be moving around the city to find somewhere quiet and be sleep deprived during your whole stay here

This complex is always undergoing some type of renovation or construction project. The place is dirty and noisy and you will never have a moment of peace in your home. They are constantly upgrading the complex, which means that you will always be surrounded by construction noise and debris. It’s always a work in progress here - work that is never ending. The manager is constantly cooking up a scheme for ways to improve the resident experience, and that includes breaking stuff down and rebuilding it incessantly. The management company is Beam Living and I do believe they have a little understanding or concern about the health hazards and inconvenient conditions they create for the tenants who live here. For the money you can get a much better place to live in this neighborhood. Don’t move here.

Do not move here! It’s a rip off. Maintenance is horrible.Low heat and hot water. Apt are cold from low heat and drafts. Building is like living in city projects. Cock roachs, weed smells, noisy college students. Horrible. Run! Run!!! Run!!!!! You can find much better somewhere else. The landlord just wants your money and gives no services. A money hub!!!!

i’ve been living in nyc for 10 years and i’ve never had such a bad experience - elevators don’t work - hot water doesn’t work - doormen are useless, not trained, rude to visitors and don’t pay attention to residents; they sit on their phone all day and may honestly have been recruited from the street - neighbors next to my apt are running an illegal mental clinic - nurses and patients are senile, yell all day, can hear them on my work calls and all night long (can’t sleep) - no one picks up the phone when you call kips bay court

No hot water for 2 days and when reported they said hot water is not essential (in the middle of winter). They also refused to give me any rebates or concessions when they gave incorrect measurements in the floor plan. None of my furniture fit since it was more than 2 feet off. Total scammers

Everything is ---- in this place. I was told in the floor plan that my room will be 8 ft 10 inches but it turns out only 7ft and 2 inches. This is a scam - they claimed everything is an approximation but if it is going to be off that much - what's the point of even sharing the floor plan that makes no sense? We’ve been experiencing numerous list of issues in the apt. I am in the process of filing a complaint w/ NY State. We will be actively marketing folks to not move here given the terrible experience we’ve had in the last less than two months so far. I’ve been living in the city for more than 10 years and have to say I’ve never seen anything worst than this. 1. Floor plan scam: off by 2 feet that what was promised in the floor plan. Contractual breach 2. Fridge broke so all of our food went bad 3. Freezer broke so random water spills out from the door. Not from any of our food in there 4. AC unit doesn’t work as it spills water everywhere and soaks my yoga mat and indoor slippers - now I have to rebuy them all 5. Cockroaches - gross 6. Shower does not work - all water goes immediately wasted 7. Toilet paper holder - broken for both BAs 8. Toilet seat broken 9. WiFi never works - called them 5 times already to get it fixed 10. Dishwasher also spills water and dishwasher detergent goes unused requiring us to run multiple times 11. Elevator remains broken for 6 months and more 12. Half of the gym equipments are broken. So as half of the washing machines in the laundry room

DO NOT RENT AN APARTMENT HERE! This management company had the nerve to raise my rent $600/month when the only elevator in operation is literally breaking down on a daily basis. They spent all this time and money renovating the elevator without actually fixing the core problem. This is a danger to residents of the building, especially those that are elderly or handicapped. What if there is an emergency? They expect us to constantly walk up and down numerous flights of stairs on a daily basis? Especially when we pay over $4000/month in rent? Absolutely ridiculous!

Not a month into signing our year long lease we learned from building management that they would be taking one of the two operational elevators out of service for "renovations" that should be completed within 6 months, then the other elevator would be taken out of commission for the following 6 months. (?!?!) This is a 27 floor building during a pandemic and they decided to force residents to cram into a single elevator for an entire year. We're now 11 months in (no way in hell we're staying) and they aren't even done with ONE elevator, it's a total ---- show. There's constant construction on every floor that leads to random, and loud, banging sounds throughout the day & night that make working from home impossible and we're currently facing the prospect of not receiving ANY deliveries from UPS OR USPS if Beam Living doesn't pay their unionized workers. (Good for the workers, the people running this building are morons) If you are thinking about signing a lease here: god's speed, you're going to need it.
