Unit 21 Pros: I was born in this area and have lived in this building for over 40 years. First on the Edgecombe 525 Edgecombe park side then into the 473-475 part of the building. The Things I like is the Parkside view. Multiple public Transportation access points, The close proximity to groceries, beauty services and shopping. Easy commute to Bronx and New Jersey. Close proximity to Parks and recreational activities. Parkside of building is quiet and can see Yankee Stadium as well as hear the Rucker Park BBall Games and musical entertainment held there. Sugar Hill Community events. Cons: Mushrooms growing on my Kitchen and Bathroom ceilings, Black mold infestation, Pest infestation, Ceiling in Bathroom and kitchen constantly leaking and falling. Kitchen sink is rotted, The supers work suck but after all he does claim proudly that he worked with NYCHA so that says it all. The super damages more than he repairs. The landlord loves to hire illegal, uncertified workers to handle plumbing and electrical problems even when the courts ruled he has to hire certified electricians and plumbers. We still have fuse boxes so good luck finding a hardware store at 2 am when the fuses blow. This landlord has defied and ignored every lawsuit, HPD, DHCR and Housing judgements that where ever presented to him and the courts and other agencies allow him to not do what is right. My warranty of habitation was violated to the point I got a permanent rent reduction which he still violates sending me fake eviction notices and registering the apartment at the illegal rent. This landlord is a pro harasser. By not providing repairs, placing illegal fake eviction notices on your door for all the neighbors to see. I have been in and out of the hospital because of respiratory illness and skin rashes all connected to the lead, rot, mold, pest, rodents, and whatever other parasitic creatures that dwell within these rotted walls. On top of all that the original tenants just found out that the landlord is selling apartments to a real estate company and they are renting these apartments out for way more than legally allowed. Do yourself a favor do not rent any property from Massud Rahbar aka Mike Rahbir aka 473w158th st corp or Blackwater Associates Inc. the ones who are buying the apartments, raising the rents on those apartments while not providing the necessary upkeep. Advice to landlord: Sell the building and our apartments with the attached stores to the tenants at fair market and AMI rates not realty companies. Hire licensed Plumbers, electricians, carpenters and Exterminators to fix the problems you were already ordered to fix. Hire a competent maintenance team new super, and super helpers to help with repairs. Rehire the security guard who we had for years until Mike bought the building and take down those fake cameras. We are tired of having our packages stolen from a once locked mailroom that is now open to the public and having to pay extra every month just to have a ring cam for protection. Stop illegally sending fake eviction notices stop charging illegal rents make the illegal apartments in the basement into community rooms that can be rented out stop being cheap and pay the people who do work for you. #1 complaint from anyone who provided services for this building is you dont pay them you have a yacht and a sugar baby pay these people so your tenants can stop suffering. Lastly have an online rent payment option so you can stop losing all those L&T court non rent payment cases because of your over 20 year relationship with an accountant that cant count. Thank You

Pros: • Nice neighbors • Decently clean • Located near train/large grocery store Cons: • Horrible management - difficult to get in contact with, makes mistakes with rent/paperwork

Unit 52 Pros: Live-in super is often helpful (he’ll ignore you if he’s in a bad mood). Laundry in basement, elevator, pet friendly, rent regulated. The guy who takes care of cleaning and disposing the garbage in the basement is super nice and helpful! Cons: Management is a huge issue. Landlord gives tenants ZERO way to contact him for immediate issues besides a P.O. box address. Any letters with requests sent to his P.O box are never answered. I had to get his phone number from a neighbor (who had to ask around the building until she found a neighbor who had it… most of them didnt.) The landlord picked up my call the first time I called (probably because he didn’t know it was a tenant calling him). He was super rude, sounded annoyed that I got his number somehow, and had zero care for my concerns. Every single subsequent call I’ve given him, he has ignored. My roommate’s as well. It’s so bad that we have been trying to reach him to correct an error on our lease renewal form for at OVER A MONTH, so he can correct and re-send it. We now have 3 weeks left on our lease and still haven’t been able to renew it. Reaching out to the broker who works with him (to see if he can forward our message to management), is also pointless… seems the landlord does not even care enough to answer to his broker. The apartment building is okay, but the way management treats their tenants (by not treating them at all…) is gross. It’s a nice building, but I would not live here again if I had the choice. (May not have to, if the lease renewal never gets updated! Silver lining?) Unrelated: the heater is SO LOUD. No, whatever “loud” heater you’re thinking of, not loud enough. IT’S SO LOUD! Sounds like if someone Thor-slammed pots and pans on metal for minutes at a time. Wakes me up every night, even with a door in between. Advice to landlord: MAKE YOURSELF AVAILABLE TO YOUR TENANTS. Treat them with respect.

Pros: I love this neighborhood and I love my neighbors in the building. Families, elderly and young professionals as well. Pet friendly! Close to 1 and C train (5 min walk), lots of good places to eat nearby along with the Hudson River Parkway being within 10 min walk. 2 good laundromats I’m either direction (5 min walk), C Town supermarket right up the street with a Super Food Town just a bit further over. Planet Fitness and Post Office directly down the street. Cons: The rent is way, WAY too high for what you’re getting and god forbid you ask for needed repairs, the super will literally bully you for calling the city when they refuse to fix things that are actually dangerous. They are atrocious about lease paperwork so be prepared to stay on them about it for months. Hopefully you don’t ever need quiet because you will not get it, you will hear every footfall above you and every conversation below and next to you (this is obviously pretty common, but just as a heads up).HEAT IS A CONSISTENT ISSUE resulting in multiple tenants having to call the city. Hot water is a 50/50 shot be prepared to let shower run 20min before it’s remotely warm enough to get in. Took us 2 months (after letting them know we were very much willing to take this to court) to get our security deposit back and the check bounced. Advice to landlord: You need to hold up your end of the lease, keeping the building in proper order. You’re charging way too much to not be fixing things. Your Super, Jerry, is a bully who harassed us for calling the city for a faulty gas oven he had refused to fix. Unbelievable.

Pros: The building has pretty solid walls so sound doesn’t travel easily, the apartment I had was a good size too for NYC. Cons: The super is a homophobe and terrible. As already mentioned, he does not do a thing unless you nagged for months. When he eventually does help he will randomly knock at the most inconvenient times without warning and if you’re not home he says you didn’t want anything and denied help. When he found out my roommate and I were gay he also ignored our texts and messages until we complained to 311. I didn’t tip him once and he would find me every time I walked in demanding me for cash and when I eventually told him he’s not getting anything he said he will no longer work on my apartment, which included ignoring me when my bathroom roof caved and broke from water leakages above us, he just never responded. Multiple health code violations and rats and garbage are often seen in all the halls and basement. You are not allowed to contact the owner, the super will only let you talk to him and hides the owners number. Advice to landlord: Fire the super. Communicate with your tenants and let them talk to you when they have issues. Also stop having your tentants pay rent by check and mail, it’s sooooo outdated.

Pros: Neighborhood, nearby bars/restaurants, access to grocery stores, just by the Hudson River Parkway, lovely families, grad students and young professionals for neighbors, pet friendly, very close to 1 and A, C trains, tons of natural light. Cons: 1) Definitely be prepared to hear every footfall above you and even whole conversations as ceilings are paper thin 2) Super is a jerk who does not know how to do his job and will not lift a finger unless HPD gets involved 3) the rent is WAY too high for what you get and will only increase as they refuse to make needed repairs 4) hot water and heat are iffy in the winter, frequently don't work 5) the elevator often goes out. Advice to landlord: Take better care of your tenants, you need to hold up your end of the bargain as long as rent is paid and get a new super, period.
