Pros: - monthly pest control spraying - tall ceilings in unit - nice updated bathrooms - close to the L - close to grocery stores Cons: - laundry and garbage in the same room - large rent increases year over year - no full size refrigerator in apartment

Unit 3A Pros: I have lived here for 2 years and honestly its been great. This was my first NYC apartment so it was always have a soft spot in my heart. 1. There is a group chat with everyone that lives here and that makes it very easy to coordinate if the washer/dryer is broken or not. 2. Occasionally the hot water has gone out but that was fixed when the landlord bought a new hot water heater. 3. Any maintenance repairs and have been fixed relatively quickly. 4. Never had a package stolen Cons: Honestly I can really say any cons for this building. They take care of us. Advice to landlord: Good job

Pros: No major price increases in rent over the last few years. Management almost always responds right away with any issues and the maintenance people have always been very helpful Cons: The heat makes it about a million degrees in the winter making us have to have the windows open but its nyc radiators so no surprise there. Advice to landlord: Would love if they came to clean the hallways + starwells more often

Unit A Pros: Great location, laundry onsite, good neighbors Cons: Landlord, building, pests, ac and heat have issues, water issues, buzzer is terrible, packages stolen Advice to landlord: Actually listen to your tenants

Pros: bi-weekly exterminator, no rodents, laundry in building Cons: 14th Street has gotten really bad & people come in off the street to warm up or steal packages. Management will not review tapes unless a police report is filed & they will not address the security of the entrance doors. There is a buzzer system that goes off on its own & there are so many possible codes anyone can guess it to gain access. Management is responsive when they want to be. Advice to landlord: Address the security issues as they are a huge liability. Don't treat your tenants like they're dumb when simple requests like turning the heat on or reviewing video tapes of the entrance are made.

Pros: Very convenient location, steps away from Trader Joes, Target, L train and bus lines. Laundry machine in building only cost $1.25 for wash and $1 for dryer. Cons: Heat and hot water went out every other week during winter in the 2 years I lived there, including for one week straight during snowstorm. Poor property management and lack of response for unacceptable emergency situation occurring multiple times a year. Water pressure also terrible. Advice to landlord: Fix the heating situation or else get sued.

Pros: Location, balcony + backyard Cons: No heat, no hot water for 1 week straight. No response from owner. Advice to landlord: Listen to the people who live in the building, and give them useful information on their needs.
