Pros: - unbelievable, unbeatable views -friendly doorman - Pet friendly - in a higher up unit, pretty quiet Cons: -Occasional pest problems (eventually did get resolved) - near Times Square and Lincoln Tunnel so very busy -LOTS of construction and poor communication from higher ups (not the people who work in the building) Advice to landlord: I have had an AMAZNG experience living here, and feel thankful everyday as I look out at the view. There are also advantages to be in the middle when it comes to easily getting to other areas of NYC. My husband feels the opposite because of how busy the area is, having to deal with the construction noise for 2 years. This is how most people in the building feel either LOVE it or over the area. You'll need to reflect which camp you think you'd be in.

Pros: The people working here are amazing. The building is very well maintained and clean. Cons: Sometimes the responsiveness of the management was a little delayed.

Unit 20G Pros: - Doorman, concierge are all very friendly - Never had an issue with packages - Laundry in building is a big pro. Never too busy - Super is accessible - Great views and lighting from the 20th floor, facing the south and west. Cons: - Gym is missing some basic stuff. Dumbbells don't go above 60 lbs, and no squat rack. - We had to put up a divider for our flex 2-bed apt, and were only allowed to get it done from one company. Terrible service, that company even closed down. - Biggest con is proximity to Port Authority's sketchiness Advice to landlord: Gym improvement

Pros: Beautiful views, a terrace on 4th FL Cons: Management negligence / avoidance Front desk would often return packages or keep them behind the desk Ongoing maintenence issues Advice to landlord: Follow laws

Pros: Nice city views in the apartment Cons: Building construction has been ongoing for months, impossible to work from home. This building is infested with cockroaches. The pest control people that they bring in are useless. Have to resort to our own methods to deal with the cockroaches. Also management and staff are rude except for the doorman Gary who is very friendly.

Pros: Clean building, nice doormen, close to train Cons: Outdated, renewal increases way too high, thin walls (always heard traffic from the tunnel)

Unit 14F Pros: - Concierge / maintenance team are top notch - Units are nicely maintained - Close to Port Authority / NY Penn Station Cons: - Noisy location, right above 42nd street / Lincoln tunnel traffic

Pros: Big bedrooms, some units have nice and modern finishings. The building staff is great, doormen are all friendly enough and maintenance is quick with most things. Views are great both facing north and south if you're on a higher floor. If your unit is rent-stabilized it's worth staying. Cons: Leasing office is extremely slow with responses, you usually have to call them to get an answer. Area is pretty noisy and sound insulation in the building isn't the best. Heat insulation isn't great either, always need the AC on in the summer and heat on in the summer.

Pros: Gorgeous views from our corner unit, have never had to see or deal with bugs or other pests. Cons: Doormen suck. Regularly will be standing around in the lobby / standing in the way of the door but not opening it. Not in any rush to be helpful. Gym is run down and tiny. Elevators and hallways are rarely clean. Being this close to port authority also sucks. Brings the type of crowd you’d expect.
