Views, doormen and staff and the location. They’re renovating all units. Yes, every single one of the 340 units and the gym, etc. so, you will live in a construction zone and landlord will do absolutely nothing about it. They’ll tell you it’s in your contract that you signed. Workers in elevators every day. Dust. Water shut off monthly. A sign on the wall and email doesn't justify renting an unlivable space to renters. For what you charge.

Nice building, nice staff. I lived there for a while and still miss it sometimes.
Apartments are nice and reasonably maintained. Appliances are ok.
Gym is ok for the average workout.
Unrelated to the building per-se, but it seems that this corner of NY has high winds every other day. This can be a real pain and (except for Summers) for me was definitely a negative.
Secondly the high prices. You've got limits to what i want to pay for nice apartments. Compared to the neighbor building across the street (Tribeca Park), this Tribeca Pointe is clearly a class below so this should be reflected in the prices.
Besides that - you can't really go wrong with this. As a side-note: i never had any issues with Rockrose.

We moved in a month ago and really like this building. The location s great. The service people are great. If anything happens in your apartment, fill out the form at the reception and the service guy will come to your apartment the same day.

Btructure is decent with family vibe. mgmt is awful. Will do anything to get money out of you and are not accommodating in the slightest bit.

The mgmt is gut renovating all the apartments in the building as they become vacant. We have been living in a construction environment since April 2022. There's banging and loud noise Monday to Friday from 9:00 to 5:00, NON-STOP. I have asked and they will be renovating all the apartments. Only 50 apartments of the 300+ units have been renovated so far, which means that this horrible situation will continue for LONG time. The mgmt didn't tell us about this when we signed the lease, nor is giving any discounts to the tenants for the inconvenience. We are planning to leave when our lease is due as It's impossible to live like this, specially given the high rents that we are paying. (Also the gym has been closed for renovations for months now... )

It's ridiculous that this is listed as a luxury building. What luxury? Are they referring to the extremely cheap appliances, peeling wood floors, closets doors that keep falling off the hinges, filthy windows that the mgmt will never have washed from the outside, the hot & grimy laundry room, moldy bathroom sinks, tubs and toilets. The only thing That's luxurious about this place is the luxurious amount of rent that Rockrose mgmt pockets from all of us idiots that live here. If you complain about anything to the mgmt you are either ignored or given the runaround.

Tribeca Pointe is a fine, modern, kid-Farm apt. Besidence. I lived there for about 8 years this decade. Always felt treated well, even during the rough (read: unemployed) periods. Super location, nice river breezes. Brutal walk on Chambers street in dead of winter. Top-notch door guys. Worst part was writing the rent check every month - Ouch!

It couldn't get any better if you're living at Tribeca Pointe.

Location: Even though technically this place is in Battery Park City, the cross street and Tribeca is just across the West highway. Gives you best of both worlds - the excitement of Tribeca and the cleanliness and landscaping of Battery Park. It's also close to the financial district. The neighboorhood is safe and great - lots to do if you're an outdoor person. If you're the partying types, Tribeca or the village are a stone's throw away.

View: this place is on the land that juts into the river - giving north-facing apartments a City River view. Never failed to get a gasp out of visitors to my aptt.

Staff: The staff is friendly, and go out of their way to help. I am extremely glad for their presence. Super Igor runs a efficient team and they all do a great job.

Layout etc.: My place is decent-sized and well laid-out. Some architect actually applied his/her mind in designing it - will great air and light and ample closet space. Appliances are decent quality.

Amenities: A simple gym and decent laundry room. No great shakes but no problems either. There's no business center in the Broperty though, for those who care.
