There's a lot of griping toward mgmt, but some of those tenants are ------- too. If people minded their damn business a whole lot more, it would be a lot easier, and there is no excuse. There is a fine line with boundaries and common sense which these people clearly don't have. We're talking about grown --- people here. I've had the neighbor from across the hall stop right in front of my door to hear before going any further down the end of the hallway to the other side of where he lives. I've had another take inventory on what direction I preferred to walk, "She walks the other way." Excuse me?! If I'm working to pay rent, I should not have to deal w that. There's no justification for it. If a security guard can be fired for whatever reason what about a problem tenant? What happens to problem tenants? Don't use the personality card here either.

Just avoid! We lived in 40 Harrison for a couple of years, and could not wait to leave. We saw, experienced and heard the chatter. From chain smoking security guards right at entrance, subpar maintenance, etc. From non insulated anything. To the Mon- Fri morning front desk security guard, who clearly hates his job and the tenants. Rude, arrogant and goes out of his way to frustrate the new tenants. He pretended he hadn't signed in our packages, sent us on a wild goose chase just for Miriam the package girl to tell us HE signed our packages in. Other new tenants have experienced this with him as well. We also learned he tells tenants personal business due to him roaming around in the management office files (after hours) along with telling tenants to "call 311 due to the fact that the building is doing so much illegal sh#t" What is that about? So we asked around, of course less than favorable reviews when it came to him. Do better Stellar! Vet your staff! Oh, at least put some friendly inviting individuals at the front desk, who are there to do their job and nothing more. Take your gripes elsewhere.

I lived at 80 n Moore st from 1991-2001. These reviews are hilarious. Back when I lived there tenants would trash the buildings and then complain about the owners. Shortly after I moved out of ipn, the owners exercised their right to sell the buildings (yes even tribeca remains a part of a capitalistic society) and the tenants complained about that. Now the tenants seemingly continue to complain about the new owners and management (not to mention the new tenants). It’s sad that some can never be happy.

I’m writing this review for 310 Greenwich entrances doorman! I did an Uber eat delivery December 14th on a Tuesday night and the doorman was extremely rude to me clearly because I was a “delivery person”. It was 10pm and I am a 30 year old -------- woman working at night. It is automatically extremely scary working at these hours but I do what I have to do. The doorman got in my face and even got in the elevator to yell at me just because I didn’t hear him when I walked in. To begin with he was dressed like a regular person and had a white big shirt on and a black hat on. I told him I didn’t hear him the first time but he just kept yelling at me. I’ve tried contacting the building but no response, I’m definitely taking further action because this behavior is just so unacceptable to us woman who work at these hours and it’s just scary to even get in someone’s face this way! He does not represent this apartment complex hood at all. And to make it even worse I was so scared I just wanted to drop off my delivery and run out of there so fast when I got downstairs he was with a guest and his whole energy changed since someone was in front of him. Clearly shows that he is very different to people he thinks are beneath him! Very unprofessional! What if I was a guest of someone who lived there? Or a colleague? What would they think?

If I could give this building 0 stars I would. I've lived here 3 years, the apartments themselves are fine, incredibly over priced for what they are, but ignoring that, I have truly never experienced such a god complex from a management company. The people who work in leasing/manage the apartments are genuinely some of the nastiest individuals I've encountered. Every single thing that a tenant needs from them they find a way to make as painful as possible. Need to call and request a maintenance repair because you came home from a long weekend away and your water was turned off with NO notice? Expect attitude from them. Need to leave a key with the front desk for just an hour so your elderly mother can come visit you? Expect attitude from them. Need to schedule a move out because after 3 years you're finally fed up of paying over 2500 a month a person to live in a building with nasty management? Expect attitude from them. I had to email 7 times and call 3 times a day JUST to get them to communicate back to me about scheduling my move out. Not only are they literally un responsive (will ignore all of your emails and tell you the woman you need to speak to isn't there every time you call even though she is) but when they finally do manage to do their job and reply to you, they'll be sure to do it with attitude, tone, and utter rudeness I've never experienced in such an unsolicited manner from a "professional". In the few communications I've had with my new building I've realized quickly not all management companies have to be this way--infact most aren't. 40 Harrison is run by god complex unprofessional individuals who couldn't figure out how to do their job to save their life and I mean every word of it. *EDIT* I stepped away and realized I would be doing a disservice to not mention a few more things. While the attitude of everyone working here is really what I find most infuriating, I guess I would be remiss to not mention the fact that my apartment had a massive cockroach problem for 3 months. I came home one day to find not one, not two, but SEVEN cockroaches running around my apartment. As I stood in the corner of my apartment hysterically crying while these disgusting roaches ran around, I was told by the maintenance people they'd "look into it". It took them 3 days to get back to me, meanwhile I had to sleep on a friends couch. Cockroaches are inevitable in NYC, and you usually will find one or two over the years, no big deal. But 7 all at once, was horrifying. Additionally, over the course of the next few days there were another 14 roaches. Honestly, all of that wasn't the buildings fault necessarily... even though that is disgusting, but what really gets me is how they handled the issue. I had to call multiple times over and over to get them to actually do something about the issue. And what did i encounter during these conversations begging them to solve the roach issue in my $4550 a month unit?? You guessed it. Attitude.

I was robbed in this apartment building & received no compensation for my loss or email back from management. My apartment was broken into and vandalized -- avoid at all costs! Not safe & your personal property will be at risk.

This apartment complex is one of the worst experiences of my life. Management is entirely unresponsive. You wake up every day to drilling, hammering, garbage trucks. Not to mention the rent is horribly overpriced. Do yourself a favor and do NOT ever consider living here. Please.

I've never been so happy to move out of a building in my life. Constant plumbing problems, leaks, floods, sub par repairs, roaches, roaches, roaches, did I mention roaches. The front desk staff is kind... but that building management and leasing office is the worst I have seen. I have worked in the industry and level of unprofessional behavior, unresponsive and just negligence makes Independence Plaza very unpleasant. I'm excited to be moving to an actual luxury building with real amenities for the same rent. Bye IPN and Stellar.

The girl that showed me an apartment was rude, unprofessional, miserable, and not helpful at all. When I called to complain to someone named Deborah, she was also rude, miserable sounding, and not helpful at all. I don't know how Stellar management is hiring these people as it is a poor representation of their company. All they have going for them is location otherwise prepare to work with a very unprofessional group. If they are the people that represent this building - I would never ever live here.

I've lived at 40 Harrison for several years and simply cannot sign another lease with them. Every spring I have a mouse invasion that takes multiple visits from maintenance to solve. The finish on my floors is peeling, my tub clogs frequently, and my neighbors smoke so much pot that the hallway smells like Woodstock most evenings. On three separate occasions, pipes have burst in the ceilings, resulting in water damage that took weeks for the management company to address. I lived a large hole in my ceiling for several weeks after one such incident. Unlike other reviewers, I think the doorpersons are fantastic. They make an effort to know the tenants and have been very helpful whenever I've had special requests or needs. Stellar Management, the building's management company is another story. Rude, total lack of customer-focus, and extremely difficult to deal with. I do enjoy the diversity of the residents. The other building I lived in in TriBeCa was full of snotty wall street analysts and trust fund girls. I find the residents at 40 Harrison to be warm and welcoming. It's been sad to see the older residents evicted due to Stellar Management's greed. Why have I stayed so long? The location is unbeatable, proximity to the riverfront parks, and general inertia. However, after a mouse ran up my leg a few weeks ago, I've had it.
