Unit #9 Pros: Great location, in unit laundry, friendly neighbors, and even friendlier super Cons: Upon first moving in, there were already several problems with the unit and building: roaches, broken washer/dryer, leaking kitchen sink pipe, broken ceiling lights and fire alarms, mold growing around the grouting of the tub, a broken oven, strange layout of the apartment that doesn’t allow the internet to reach some of the bedrooms, etc. To top it off, management was impossible to get ahold of and to actually come fix these things. The property got sold to a new management company 4 months into the lease. This group is still impossible to get ahold of. The only pro about the new management company is that they hired a super passionate, friendly, and communicative super who tries his best despite his difficult higher ups. Advice to landlord: If you weren’t read to manage this building maybe you shouldn’t have bought it.

Pros: Beautiful location on Central Park West. Kitchen/living room area is fairly spacious. Other tenants are relatively quiet. Cons: Pest issues weren't treated with much urgency. Small broken items / maintenance issues that you have to contact management about several times for action.

Pros: Ok apartment. Hoodlums hang out in The front selling drugs. Cons: The trash situation is disgusting. Rats everywhere.

Unit 9 Pros: Calm neighborhood, and close to subway lines Cons: Slow response by management to fix issues in the apartment including gas and pests Advice to landlord: better responsiveness to tenant complaints

Unit 20 Pros: Someone cleans the stairwell and hallways about once or twice a week Cons: Lots of rats at our entrance, hard to maintain the trash outside the building.. perhaps a larger dumpster would help

Pros: - close to subway Cons: - so many rats outside - during warmer months had cockroaches all over apartment - management is so unhelpful and will blame you for everything - trash management is terrible (reason why there are rats all around apartment) - building interior is visibly dirty - very loud at night Advice to landlord: Let someone who knows how to run an apartment take over

Unit G1 Pros: - Central air and heat in each room. - Nothing else. Cons: - Rats and cockroaches dead and alive everywhere. - Trash in entryway. - Broken, steep and slippery metal stairs. - Unresponsive landlord who doesn’t help. - Bad odor outside apartment unit. - Broken appliances. - Poor plumbing in one bathroom. - Broken fixtures. - Broken doors. - Random doors in hallway filled with dead cockroaches. - On site handyman doesn’t speak English. Advice to landlord: Be more responsive and resolve issues when they arise. Be up front with renters before lease is signed.

Pros: Proximity to the park!! However nothing good to say about the actual building Cons: Terrible management, even worse superintendent. Never addressed any of our issues within our apartment. The building is consistently dirty. Trash management is horrid. Management and the super would not even respond to our service requests or emails. Just completely ignored. Advice to landlord: Don’t let Douglas Elliman manage this property. The worst building I have ever lived in because of them.
