Lived here for 2 years and couldn't wait to get out. Our unit had mice problems which did eventually get solved after a few weeks. When I first moved in, the movers got to the building 30 minutes earlier than the allotted time and the doorman wouldn't let me use the service elevator UNTIL I offered him $100 cash. When we moved out, they charged us with stuff that wasn't even anyone's fault or damaged. The construction noise will keep you up at all hours no matter what. The neighborhood isn't all that great and is just really crowded. Definitely would not recommend living here.

The noise is ridiculous here because of the construction. The construction goes through every single night from 11pm-5am, other construction from 5am- 4pm. I have made complaints to 311 several times but nothing have changed. Basically you will have to live with insane construction noise whole day. DO NOT LIVE HERE!!!!!!!!!!!!!!!!!!!!!

I'm a real estate broker who does business in the bldg and also have friend who live in there for over 5 years. Yes, I have to agree the neighborhood is not fun and happening but it is convenient for everyone who commutes out of the city, midtown west, Chelsea or FiDI. The subway is only a block away.They have a small free gym, nice super and great attentive doorman. I can't recommend another bldg in the area which allows shares, and has such a reasonable pricing. To the tenants who post bad reviews if you want everything to be perfect don't rent in the cheapest bldg in Manhattan.

Pros: 1. The apartments, particularly by NYC standards, are nice and well-maintained. 2. Good rental price. 3. The laundry and gym facilities are decent. 4. Doormen are cool guys. Cons: 1. Can be pretty noisy, especially if your apartment's facing either 34th street or 9th avenue. 2. Anne Cauvin is a horrible human being, as mentioned in other reviews. 3. The building WILL find BS reasons to take your security deposit. I also got screwed by the tiny scratches on the counter-top BS. 4. Joe, the super, is a miserable POS sorry excuse for a human being. He's basically the one making the decision to jack your deposit. 5. Make sure to keep all the copies of your checks handy. Steven (stephen?) G., (Greensburg, Glansberg...forget exactly), will deposit them but won't credit it them to you, and sue you. 6. The management has no problems violating the law to try and get their way. They told me that they weren't renewing my lease and were going to kick me out a couple weeks before my lease was up - in blatant violation of NYC landlord-tenant laws. 7. The building has an inane policy of forbidding people from moving in or out using the regular entrance. You have to take a side entrance, go down an elevator to the basement, carry your stuff across the building, and take the elevator back up. For those paying for movers by the hour, this will add a few hundred $ to your costs. All in all, I would nonetheless still recommend the apartment. This is more a reflection of the awful state of apartments in NY than any endorsement of 360.

BEWARE of this landlord! I lived in the building for 6 years and when I moved out they hit me for $1000 to replace the Plywood white Formica counter-tops that had three or four marks smaller than a nail clipping from your little finger. Ive heard that they have hit others too for $1600-$1700 for the same thing. The size of the counter-top is 10sq ft so we're talking over a $100/ sq ft here, which is OUTRAGEOUS!!!!! If you've been screwed by them please post so others know about it.

I can't drive this home enough -- Anne Cauvin is a nightmare. Do not live in this building, it's not worth dealing with such a -----. She made my roommate cry when we called her about subleasing one room during the summer; she accused her of "running a brothel." She has no class, no professionalism, no soul.

The apartment's first and second floors are dominated by the B&H Photo complex. Problematic for two reasons: One, the store has a large loading dock on 33rd Street which serves their high-volume shipping operation. If you are among the many whose windows face this area, you can kiss peace and quiet goodbye. Trucks come and go at unreasonable hours, and a front loader they use gives off a piercing warning-beep when it backs up. It's like living above a construction zone. Two, B&H also occupies the second floor inside the apartment building. I don't know what kind of business they conduct there, but every once in a while a noxious odor akin to that of burning plastic overwhelms the lower floors of the building. The first time I smelled it I asked the doorman what it was. He said "B&H is doing something." I received the same answer from a different doorman on a different day. Aside from the constant annoyance of B&H there are the constant annoyances of Penn Station, Madison Square Garden, the Farley Post Office, and the Lincoln Tunnel basically in your back yard. If constant noise and aggressive crowds are your thing, then you will love it here. There are few restaurants and shops nearby to serve any kind of domestic lifestyle, and the homeless presence in the area can be depressing. Police, Fire and Ambulance sirens are normal background noise, and the choking rush hour traffic of 34th Street provides in CO2 what I am sure is the equivalent of one and a half packs of cigarettes a day.

I lived here from Aug. 2004 through May 2007, and I absolutely loved the place. Great lobby, convenient laundry and garbage facilities, clean and quiet. Just from reading other reviews I think it really comes down to where your apartment is located in the building. I had a studio on the 13th floor overlooking 33rd St. Because it was in the back of the building and was the middle apartment, I almost never had anyone walking past my door or making noise. The sound insulation was fantastic. I'm a light sleeper, and only road construction on 33rd St. ever woke me up. I absolutely loved the doormen and the maintenance staff (one of which was my neighbor the whole time). I got a dog at the end of my first year there and nobody reported me, or "brought the lawyers down" on me (to be fair, I didn't know I wasn't allowed to have a dog because there were so many in the building). To add a counterpoint to other former tenants, the Super was really nice to me on move-out. I received my full security deposit plus interest, and Anne Cauvin actually allowed me to move out two months early. I agree that she's not the nicest lady, but I am so lucky to have only dealt with her a couple of times by phone to negotiate my early move-out. My advice? Live on the highest floor possible, in the front or back of the building, and get on friendly terms with the doormen, maintenance people, and super. They will look out for you and let you get away with pretty much anything.

Never in my life have I met such a miserable bitter person as Ann Cauvin. She hates everyone so don't take it personally. It's good that you would only have to deal with her in the beginning. The staff at this building are really nice. The Super, Joe is always around and willing to help. Laundry is convenient and on every floor. The A,C,E is right around the block as well as Duane Reade. The lobby has a Miami feel to it and is cleaned every morning. I lived here for a year and it was a nice experience, besides the B&H trucks loading and unloading at night of course... but if you are a light sleeper - this place is not for you...

First off, let me say that this is a well maintained, beautiful building. You will never find bugs, your maintenance needs will be attended to promptly and the staff is amazingly friendly. However, because of the overall management decisions regarding this building, I am NOT recommending it to anyone. I have lived here for three years. My roommate has lived in this building for six. My first year, the rent was raised about 2.5%. Fair and understandable. The following year, we signed a 2 year lease that raised our rent close to 8%. This year, our rent was raised 18%! The reason given to us was that our apartment was well below market value for Manhattan standards. It's well known that the real estate scene in New York is borderline criminal. The brokers are in bed with the supers/landlords and they are all in bed with the New York judicial system. In my four and a half years in New York, I have been witness to blatent racism, landlords tricking their rent stabalized tenants into getting kicked out of their apartments so they can re-establish a higher rent and rent hikes in non rent stabalized buildings that are extraordinarly insensitive to long term tenants who expected that their credibility and patronage to a management company might yeild a certain amount of leniency when deciding just how much to raise the rent each year. The excuse this year was that this building was not renting at its market value. Market value is an easy term to throw around as a landlord, especially in New York City. But with a terrible economy, a housing crisis borderlining on complete disaster for the real estate scene and a jobs market that is in a severe decline, are we expected to believe that a one bedroom (converted to house two people) is really worth 600 dollars more than it has been renting for in the last two years? Yes, Manhattan is an incredibly populated city and one that houses some of the wealthiest folks in the world, but an 18% rent hike is extraordinary. In most states, this would be down right illegal and I beg new tenants to be aware now that there is no loyalty to long term tenants. If they can move you out, they will and there is no limit to what your rent can go up each year. The New York Housing Commission does not protect tenants in non rent stabalized apartments and this is one of them. It WAS a nice building and the good news is that I was planning on moving irregardless of the rent hike (my job was taking me to the other coast). But, I wanted to seriously warn new tenants that the management company of this building is suckling pretty hard on the teat of Greed. Couple that with its complete and embarassing sell out to the folks at B&H and for a 2700 dollar, 450 square foot apartment, you can now find yourself waking up every morning to the staff of B&H and their interminable construction jobs that will take place right outside your window. Go Charlil, LLC!!!
