-- Location to the 6 and E and express M15 bus lines -- Great bodega across the street -- Restaurants -- Gym proximity -- Right above wash and fold laundromat -- Convenience to getting around the city My biggest complaints: -- There were mice in my Apace for the first year of living there. Eventually they brought in a guy who laid down some serious poison and after that, never saw them again -- Package theft. There were so many times my own and other resident packages were stolen. There was a good 3 month string where it was happening so often someone wrote a note in the lobby threatening whoever was doing it. I eventually had to start shipping my packages to my friend's Apace -- No security cameras. So this building is right on the corner of 1st Ave. The back exit door wouldn't always shut so people could get in easily. The front entrance was a bit more difficult but buzzing up ofc made it easy for anyone to get in. Security cameras could've easily fixed the stolen package issue as well as provided an extra sense of security for other residents. -- Took 10 min to get hot water in shower -- No hot water in kitchen Fix the above

Building staff is fantastic, and one of the few buildings in NYC where the apartments seem bigger than the listings claim mgmt is sort of disorganized; it took 4 months to get our counter-signed renewal back this year, and they obviously weren't used to back-and-forth negotiations over rent prices like happened in 2020. First Avenue gets a bit loud at rush hour going up to the Queenboro Bridge. Check email more often
