Unit 12B Pros: Management is responsive and the workers there are lovely. The apartments are of great size. Close to subway, restaurants and supermarkets. Cons: The area is not the best due to proximity to Port Authority. Apartments facing 42nd street can get pretty noisy. The building used to be rent stabilized, but that expired Summer 2024z

Pros: Doormen are efficient and friendly Convienent location WAS rent stabilized. Cons: Rent stabilization expired. Marketed and priced as a luxury building with no true luxury amenities The new super Will Hart is a poor manager of the building the previous super Luis was a much better communicator and cared about his job he would be continually updating us as to maintenance and elevator shut downs. The building seems to have a never ending water issue it’s CONSTANTLY getting shut off or there’s no hot water. It’s very evident the building is showing its age and starting to fall into disrepair as well as it’s dated the hallways and carpets are worn out peeling wallpaper ect. I would not recommend living here with the prices they are charging. Not to mention the area is just unpleasant polluted/dangerous with port authority bus terminal across the street homeless and junkies everywhere. Advice to landlord: Update the building, charge reasonable prices, recognize what type of building you have and the area work to keep current tenants after rent stabilization expires (I am leaving)
