Pros: I have lived in this apartment for more than four years. The management was okay before the last management change in 2023, but it has improved since then. The leasing office and management are very responsive. They sometimes organize events like yoga, grab and go, and pet competitions to build the community. Their maintenance is also awesome, and usually, your business gets taken care of on the same day. Cons: You have to pay for all the amenities. It can be noisy even if you are on the high floors. The washer and dryer are shared on the 3rd floor. It is decently clean most of the time, but sometimes it gets dirty and you have to wait for use.

Pros: Maintenance requests are handled quickly Cons: The building is not in a good neighborhood and there are frequent incidents requiring the police. The rents are high and yet they charge extra for "amenities" which consist only as access to a tiny gym and a lounge room. No one ever helps you at the front door even when you are struggling with heavy packages or a baby carriage and packages They charge white-glove rents without a white-glove location or services. New management promised lots of improvements but things seem worse.

Pros: Not much pros Cons: Super is extremely rude and sometimes seen in the lobby talking like he's the sheriff or owns the place. The doormen aren't nice either. Every time they open a door for you, they expect a tip, especially this one young guy. Not worth the headache for the price you are paying. I dreaded walking in the lobby every time. Made me look for non-doormen buildings, that's how bad it was when I lived there.

Pros: Those from greystar management are kind but unable to solve the problems Cons: As someone else wrote, the super and the handy man are unbelievably incompetent. Not only they are not capable of solving problems (not even trivial ones), they do worse and leave you with even bigger technical problems. When they are threatened with lawyers and pressured to solve the problems, they call in external technicians The heat cannot be turned off by the tenant or adjusted: so during winter it is either very cold (under 68 F) or very hot (above 80 F) Everything in the apartment is made with cheap materials. Every month a problem appears. The position of the building is not great either, across the road are the project buildings. In the evening, it is better not to leave the apartment. In the last 3 months, I heard gunshots twice during the night. Advice to landlord: Be more present and fix the problems

Pros: Lots of light Subway nearby You can have big dogs Some very nice people live in the building Cons: The building is across the street from Holmes projects. The neighborhood is increasingly dangerous - not just at night. LOTS of pit bulls and other dangerous dogs in the projects. There are multiple homeless people living and sleeping on First and Second Avenue Building super is arrogant, and is fond of diamond and gold jewelry., including a diamond gun he wears on a chain around his neck. Rental agent will lie to your face They will never wash the windows They actually nail the windows so they can only be opened a couple of inches!!! They managed to take the building off rent stabilization - even though their 421A was extended until 2028 - and then raised rents as much as 40% The laundry room is dirty The halls are very rarely vacuumed Dog owners have to walk in and out through a dirty service hall Because of super's policy, front desk staff are forced to stand for their entire shift - and sometimes for double shifts of 16 hours. The street noise level is horrible - CONSTANT sirens, trucks, incredibly loud motorcycle gangs riding up and down the avenue. Huge Fireworks before, on and after the 4th of July go on all night long. Advice to landlord: Get a super who doesn't take kickbacks

Pros: Building is well-maintained. Many apartments have water views Cons: The building is no longer rent-stabilized. It is now "market rent" and some tenants have had increases as high as $1500 a month on lease renewals! Landlord doesn't wash the windows in apartments and so they are filthy. ACs don't cool. Not surprising because they are old and energy inefficient. The noise level on first avenue is incredibly loud. Trucks can't use FDR drive so they bump and honk up 1st ave. day and night. you can hear the FDR drive loudly 24/7 The street has a *serious rat problem*. You'll even see them during the day. Advice to landlord: Don't be so greedy.

Pros: Most of the building staff is fabulous. We like the location and our neighbors in the building. We’re about to sign a lease on another place in the neighborhood with more professional management. Cons: Management is a nightmare. The worst we’ve ever experienced. Check out their record. The building super is dishonest and corrupt. Neighbors have even worse things to say about him. Far more serious. The maintenance man is very very bad at his job. Leaves things more broken than before he “fixed” them. Every time. We like all the rest of the staff except for the weekday doorman who brags to tenants that he will never be fired because he’s got a deal with the super. And he should definitely be fired. They both should. Advice to landlord: Please pay closer attention to the super and to Fetner. This is no way to run a building. Youre going to get sued if you havent been already.
