Unit 4N Pros: I love the building itself, the windows are amazing, there is little noise from other apartments or the street, the lobby is great. The courtyard is a fantastic perk, I love spending time there when it's nice out. The doormen and building staff are incredible. Cons: - The management office can be difficult to work with at times - Our toilet has a weak flush and often causes issues - Saw one cockroach in our apartment, but only one, and pest control used to come each week to spray a treatment

Pros: Very nice views of the private garden. Huge bedrooms. For example, the 2bd 2ba i’m in, one room is about 15x12. The doormen have been employed for a while, so they get to know everybody and have deep connections to the residents. Service has also been pretty good about getting to issues quickly, or offering suitable replacements. Cons: My AC unit broke and has been leaking. It’s been broken since around late summer and it hasn’t been fixed yet. Additionally, sometimes the circuit to the AC shortcircuits and we need someone to fix that.

Pros: A little oasis in the middle of Manhattan. Apartments have tons of natural light. Everyone on staff very kind and attentive. The building itself was secure, well-lit, and has access to a private park/courtyard with lots of space for both kids and adults. Never had a problem with the package room or laundry room. The gym requires an additional annual fee but machines were always available, clean, and up to date. Cons: Rent is landlord dependent (good) but current rents are $$$. Had a few leaks but all quickly addressed. Some units are more recently updated than others so it depends on where you rent. I have heard various complaints about the north tower but can’t speak to those.

Pros: This building is an incredible oasis in Kips Bay. The park is ~3 acres and is an incredibly unique public building space for NYC. Having lived in two apartments in the 300 and 330 buildings, respectively, both were virtually sound-proof from neighbors, and even within the apartments the walls are so solid that sound doesn't transmit unless you want it to. The doormen all manage to know all of the tenants and are incredibly kind. The apartments are all designed with a ton of window exposure and light which makes their already large size feel even larger. Could not recommend this building more Cons: The location is farther from subway stops and that is slightly inconvenient for getting around to the rest of the city (but this is true regarding most of Kips Bay). Also, it get conflated with the crowds of Murray Hill which may not be for all.

Pros: Very well-connected location, enormous private garden, wonderful doormen and staff, 24/7 laundry in basement with tons of machines Cons: Hallways need a refresh, a little noisy due to proximity to hospitals

Pros: Lived here briefly before moving in with my boyfriend and the staff is so hard working. The residents have been there forever and you can tell so much love goes into this place. Highly recommend Cons: No flashy amenities like a rooftop, although the courtyard is amazing! The gym requires an annual fee and the package room keeps specific hours. All super minor though!
