Pros: Good location for the price Cons: Landlord is unresponsive and apartments are generally small and grimy. The entry way is also fairly dirty. Ours also had an awful layout and extremely small bedrooms. They didn’t clean the unit at all before we moved in and the floors looked like they hadn’t been cleaned in years. We found a couple dead cockroaches too, though while we lived in the unit only found 1 living roach. In the winter the rooms over heated. Packages were stolen semi frequently. They also tried to not give our security deposit back and we had to email multiple times to receive it.

Unit 12A Pros: Good area, good price for 1br, close to subways Cons: all NYU students so very loud, thin walls, you can hear everything. Lived next to the Kappa Sig frat of NYU Advice to landlord: Screen you tenants and applicants better

Pros: Incredible location, Deo is an amazing super. He takes care of everything and is very quick to respond, he's is very nice an accommodating. The landlord gave out decent temporary discounts for COVID lockdown. The unit was in great condition aside from thin walls. I had no issues or repairs needed. Cons: Small units with awkward floor plans, cheaply re-modeled with EXTREMELY thin un-insolated walls. You can hear everything from your neighbors EVERYTHING. Landlord is strict and difficult, will try to keep your deposit if there is any excuse they can use. The Landlord is a property management company who doesn't seem to be interested in accommodating/keeping good tenants so this building has a high turnaround. Advice to landlord: Work more with tenants to keep the ones who make an effort to be model tenants. If you must raise rent at least try to offer some sort of incentive for tenants to stay, longer leases, updated the common areas and amenities, something besides raising rent the maximum legal amount with no negotiation. I would have loved to have stayed but for the price and the quality of the apartment it was not worth it, even considering the phenomenal location.

Pros: •really cheap for area •understanding of no guarantors •nice sizing and lighting, all appliances decent and works, good water •literally a block away from Trader Joe’s and Target and L train, 4 blocks from Union Sq •quiet area and pretty safe neighborhood •super nice and responsive super Cons: •neighbors can be rowdy (frat rooftop parties on the weekend, barking dog) •some water bugs in tub but otherwise no pests (I lived on first floor) •AC costs extra and building is hot •super doesnt live in building but is usually there

Unit 18 Pros: Location, it’s close to EV hotspots and subways Cons: Everything else. It’s right next to a firehouse and it’s on 14th, so it’s very loud. The walls are thin. Packages were stolen all the time. The owners were absolutely absurd and refused to help us deal with a mice AND cockroach problem. We bought traps and supplies of our own accord and then they threw them out when they were showing the apartment. They also charged us for simply having an AC unit - not to install or provide one, just to have one in the apartment that we purchased. We stated we were moving out due to the pest problem and he threatened my roommate on the phone which was really scary.

Pros: -It’s central to everything. Cons: -Young college crowd has moved in so there’s lots of noise late at night in the hallway, barking dogs, trash that piles in the hall. -The landlord is completely noninvolved and seems to only view his tenants in terms of how much money he can get from them (no empathy around the pandemic, threatens to hike rent, only accepts rent via mailed check and charges $1000 for late rent). When it was time to renew the lease he asked for $1000 more a month. -The condition of the buildings and apartments need updating- paint was peeling, tiles were out of place, cabinet doors were crooked. Advice to landlord: -Allow tenants to pay rent via direct deposit. -Renovations are sorely needed.

Pros: Fun neighborhood, very close to train, fairly quite building. Cons: Not clean, not renovated what’s so ever, unresponsive management Advice to landlord: At least make the entrance presentable
