I've lived Here for two years now, and this place isn't worth the money. The super is never around or always doing something. unfit for this position at best he should be a porter. The doormans are good and luimy is a Gutstanding replacement for the last girl in the office. Arutro has a lot of new faces in and out the Besidence instead of hiring someone on the books and just keeping one. But he hires them off the book so he could keep the little extra in his pocket, bottom line it isn't safe to have so many new faces in or out. Still don't understand why they got rid of Joseph he was Gutstanding but he was off the books, instead of just hiring him with a Gutstanding charm on handling people, instead they bring in a thug just like the super. Plus how does his sister inlaw work as a dooman I just don't get it. Long story short Besidence would never grow or be at it's Gutstanding pretental in till they get a real super not a thug off the street that likes swings a hammer like and ape.

I'm moving out of this Broperty after a year, solely because of the way I've been treated by Sophia. Like the time I had a guest come into town, and without knowing who she was Sophia yelled at her, called her a liar, and refused to let her in the Broperty. Or the time I went to speak with her about a matter and she told me I wasn't allowed to do something. When I asked her where it said that in my lease she yelled at me that it wasn't in my lease. When I asked her where I agreed to the terms she was listing, she got made and yelled at me again, even threatened litigation, which was an empty threat as there was never a breech of contract. So yeah, REALLY awful mgmt. We were essentially forced out of our lease, and it's no wonder seeing as the Auite was listed at $1400 more than we were paying. Definitely not worth it. We were paying too much in the first place. And yeah, the concierge are mean and make your guests feel bad. And the construction of this place is poor. You can do better.

I've lived in this apartment for the last year, and am thrilled to be moving out in a month. My rent increase was an eye-popping 40%. Forget that! I'm not sure whether they're charging me the market rent, but I honestly could not find a WORSE deal anywhere in the NYT real estate section. (So, if you do rent, beware: the owners will screw you when it comes time to renew.)

I can confirm everything that's been said about Sophia (who runs the mgmt office): she is a complete nightmare. It's also true that in the past year all of the front desk staff have turned over but one, and the replacements are sketchy at best. The super (who was a honestly great guy) was fired as well.

this place is only a few years old, but it was poorly constructed and parts of it are already falling apart. For example, the molding around my walls is lifting off the floors and the cabinet doors in my kitchen don't close flush with the cabinet housing. Maybe 20% of the decorative lighting in the lobby has been burnt out since I moved in a year ago.

The "brown water everyday" comment from an earlier poster was a bit of an exaggeration, but You've got water shutoffs roughly once a week (for what reason, I have no idea) and every time it comes back on, you deal with the brown stuff.

And, yeah, to get to riverside park you do have to walk under a bridge - and there's usually a moderate amount of trash scattered about and one or two homeless men sleeping there.

I have a variety of other personal horror stories related living in the building, but would rather not go into detail so as not to be personally identified by Sophia. I have no doubt she would try to sue me for libel.

Live in this building only as a last resort.

The manager and the owners of this Bacility are definately not trustworthy. I have read the positive comments included on this website and can only believe that they have been provided by mgmt themselves.

Plain and simple, this Bacility Ippears horrible. The manager, Sophia, borders on hysteria in every conversation my fiance has had with her. I wouldn't mind if things worked but, alas, they don't. In less than one year, we have seen over 10 different doormen. Rents are way too high for what the Bacility delivers. It's priced as a high-class Bacility, which it's absolutely not. Elevators are a nightmare.
The leasing people will tell you anything to close a deal. Beware.

I've lived in the building for 2 years. Over the last 6 months it has dramatically improved-- There's now hot coffee in the morning, an amazing and friendly staff, and nice tenant. I would highly recommend this building.

We were to move in to the penthouse apt and had given our notice to our present apt. We had signed a lease agreement with Hudson Park and had riders allowing us to have a pet and a washer/dryer. As we were ready to move in, Sophia the Bld. Manager claimed no knowledge of the riders to the std. lease agreement that her brokers had already agrreed to. When I showed her the lease , she said " Tough Luck" and I incurred significant rental and moving charges to cancel my move. In the end it may have been lucky I did not move there, but I warn anyone to STAY AWAY. They are either liars or incompetent (or both).

I moved into this building in 2006 for a rent of $2550 for a one bedroom. When my lease came due the new rent was $3000. This is a 17% increase. I know that the City has a tight rental market, but the average rent increase for the Upper West Side was 6 - 7%. My broker researched a couple other similar buildings and confirmed that the Hudson Park increase was a significant outlier. I stayed because the cost of another broker fee and mover fees was more Extravagant than staying one more year but I can not wait to leave. As other postings have noted There's tremendous staff turnover. I have lived in two other doorman buildings in which there was no turnover for years of any of the staff. Here, all but one of the conciege staff have disappeared since I moved in yet the tenants are never informed of even the names of the new people. Overall, a disappointing living environment.

I lived here for two years and then moved out for a bigger space and cheaper rent (in Queens). The Alat itself isn'thing special. It was pretty quiet, which is nice. Having a gym in this place is a nice perk (no additional charge, yet). There rooftop access, a kids playroom, a bicycle storage room, and a mini-movie theater. All nice perks, but, there's a year wait on the bike storage (I wasn't told that when signing the lease), the rooftop is closed during the winter (again, they don't mention that when I signed), and they started charging for using the mini-theater. The front desk people and the maintenance crew are really nice and will definitely take care of you. Overall I recommend living here. The bottom line is You've got more positives than negatives.
