I am posting this review everywhere I can, because I think so highly of this institution. Emerald Green is a secret gem that should be lauded, protected, and promoted. Glenwood is by far the best landlord I've ever had. They prioritize their tenants above all else. Every staff member at Emerald Green was an absolute joy to work with. Every doorman, every leasing agent, every maintenance technician. I am not sure the current ownership structure, but I have never seen a better example of a family owned business. Reggie, Sebastian, and all the doormen are spectacular. Not only as employees, but also as humans - they make living here a joy daily. Elena Vadan consistently goes above and beyond to ensure tenants are happy with their tenancy, and if you want to make changes, will bend over backwards to make it happen for you. My wife and I are deeply saddened by having to move out. I kind of think we will move back some day.

Lived here for 3+yrs) and I am moving out almost entirely due to Glenwood, the owner/property management company of this building. The building itself is okay, nice and helpful on-site staff (doorman, cleaning staff, etc.) but the way Glenwood Management handles things when it comes to tenant relationship is terrible and just unprofessional. The Leasing Office is the worst, and I dealt with them for 3 years and never had a positive experience. First of all, they are never reachable, which is a mystery to me because they have a handful of rotating staff in the leasing team. You would almost always hit the answering machine, in which case I leave a message and get ignored. They have NEVER once returned my call or email so I just have to call multiple times during the day "in case" anyone cares to actually pick up the phone. When I complained about this, the response I got was "Polina is the VP of Glenwood leasing so she's very busy." Excuse me??? I don't care if she is the CEO of the Company, you still need to communicate with your tenants properly. The rest of the staff is just as rude and unprofessional - when I asked them to send a copy of my lease to my email, their response: "Why can't you make a copy of it yourself?" This is just a little glimpse of their ridiculous staff behavior - I can't go further on this because it's a huge waste of my time. I am just happy that I'm ending my lease now and never have to deal with Glenwood again. When you live in any NYC apartment, you'll run into instances where you need to communicate with the property/leasing management. If you're thinking of moving here, think twice because you'll have to deal with Glenwood's lack of professionalism and result in complete waste of your time and energy.

This is quite possibly the dirtiest street in the city, between penn and port authority. There is a meth clinic on the corner while the homeless roam around. The trash is often split open, discarding class, food and liquids to the sidewalk. The noise from the garbage trucks starts at 12:30am, through to 1:30 am every night was too unbearable to tolerate. It will wake you from your sleep with the walls and windows shaking as the dump trucks drop the steel trashbins to the tarmac like kettle drums. After various calls, emails and in person meetings the building management denied it was their trash being pickup and deflected blame to the building across the street. When escalated to Glenwood management they confessed they were taking lists of complaints from tenants and it was their own trash being taken away. The windows to not block out any noise from the street level, which is amplified by the heavy construction. The foodcarts of New York are stored in the adjoining building which then attracts its fair share of insects. In the interests of a fair and balanced review however; Inside, the lobby, pool and gym are nice, though you don't live there, which is the problem. The staff are fantastic, the door staff, the onsite garage and the maintenance alike, though they are all aware of the noise, dirt and homeless infestation complaints and see heavy turnover.

I am living in apartment 318, and have lived here for 4 years so far. Wonderful building, door men, porters, nice sized apartments. The management, specifically 1 woman in the mgmt office, is a god awful human. She makes life terrible for the tenants and the staff. She needs to be fired. 1 single person has taken down such a lovely building.

Great location and beautiful lobby with courteous doormen and repair staff. It ends there when you factor in the terribly condescending property manager and her likewise rude staff. I have never paid so much to be treated so disrespectfully. I pay her salary and she acts as if she's doing me a favor each time we speak. Deplorable and frankly needs to be addressed by Glenwood. I have had conversation with a high up manager at Glenwood, yet she remains and I never received a call back on my issues. Sign the lease and they all disappear. Terrible experience for such a beautifully equipped building.

I honestly can't wait till my lease finishes to get out of this place. All my visitors think think this place is awesome. Every NY Times and city and state has ads for this place, obviously they are kind of desperate. Let me start with the good, great security INSIDE the building, great amenities like pool and gym, new appliances. The bad: Noisy neighbors that cant speak a word of English, since they are in some "program" paying nothing for place but act like they are just as entitled. Management is not very helpful in resolving things. The woman in the office is overburdened since the guy in charge does jack. There are so many staff members just standing around any given day, I am not sure what their job is. Crime ridden area. Like I said very noisy place from these trashy neighbors and noise from the tunnel is crazy, construction noise as well. Honestly for this money you are better off somewhere else, if the rent was half than it would be a deal otherwise you are getting suckered.

Wow I am so glad I am not the only one that feels this way! It is so uncomfortable as a resident to come in and out of my home because of the doormen. Some of them don't even acknowledge me to open the door for me or greet me back. And the ones that do stare me down like a piece of meat. Once while waiting for my package I heard them talking vulgarly about some residents, and RIGHT IN FRONT OF ME, WOW. Location wise, great. oh, the gym and lounge/library needs to be 24/7

Emerald Green does have the worst management. They treat there resident very poorly therefore staff, doorman etc take advantage of the situation. The Building manager is the worst - jaded women and the rest of the staff is no better. You go with your problem and you are treated so poorly. That is the reason everyone hates going to the management. Resident consider it a temp residence therefore deal with the situation. That is the reason I believe people complain about the doorman, staff and especially management on there reviews. It is a beautiful building with very rude staff and even Glenwood does not do anything about it (Complaining to Grenwood does not even help) Everyone in the building have a similar view but they all deal with living here for couple of years as who would like to live in the neighbourhood long term.

The Emerald Green has the worst staff. Some doormen are rude and unprofessional, unfriendly. The management needs to replace half of them. That's the biggest downside. Everything else ok for a luxury building.

Awful awful awful. 1. LOUD! The windows are incredibly cheap and do not seem to be double or triple layered, which is the norm in Manhattan, especially for apartments asking $3500 per month for a one bedroom. (The windows also only open one inch). I hear everything. I hear cars, people on the street, and the CONSTRUCTION. There are literally three high rise buildings being built on 37th street. And I also hear the Lincoln Tunnel traffic, considering the building is half a block away from the entrance. Horns are consistently incessant daily from about 5-8pm sometimes even later. 2. The walls and floors are paper thin. I hear my neighbors, I hear their cats, I hear when someone is hanging a painting. 3. Management is RUDE and dismissive and totally useless. The manager specifically is quite possibly one of the most arrogant people I've ever met. I have made suggestions to her and others in the leasing department only to be ignored and treated like a nut job off the street. 4. The "library" which is supposed to be a quiet place for people to do work consists of one desk and a sunken chair. Your elbow on the table is parallel to your chest. How do they expect anyone to write something down? The lighting is tantamount to a movie theater before the show starts. DIM. Inexplicably, the many lamps present in the room cannot be turned on and the "conference room" attached to the library is tantalizingly well lit - but it is under lock and key! Requires prior approval. Absolutely stupid. 5. Parking in the building, which they claim to be a separate entity (even though its part of the building) has absolutely no discount of any tangible value for residents. If it exists, its negligible. You will be treated like any other person trying to park at over $200 per month. 6. Dry cleaning, again supposedly a separate entity not managed by the building is a sick joke. They are horribly inept. Shirts come back with stains, clearly dragged on the ground, and management can't help here - they claim no liability for anything. Must be nice to just collect money for a premium service while only doing the bare minimum. 7. Did I mention it's loud? Every night between 11pm and 1am (no exaggeration) garbage trucks come to collect the trash. Be prepared to be woken up by the crashing of metal on metal as dumpsters are emptied violently. I sleep with a white noise generator and am still woken every. single. night. 8. LOCATION. You are flanked by the Lincoln Tunnel on 9th ave and the tourist rush on 8th ave. There is an industrial area next to the building that caters to the food cart vendors where they park their carts and clean them. It smells. It's unsightly. Furthermore, there seems to be a methadone (or some type of drug) clinic on 37th with a syringe drop box. The crowd is not appealing. Lots of low lifes and homeless druggies. The bottom line: This place tries to pass itself off as a premium apartment building and certainly charges premium prices, yet management is rude, the location is awful, and once you sign the lease and they have your money, they really do not feel compelled to go out of their way to do you any favors. You are reduced to a check in the mail. The people who work in the building, I mean really do the dirty work - the doormen, the maintenance staff, etc - are the best and the only positive I have to mention. They are courteous and we often joke about how bad the management is and how rude/useless the manager in particular is.
