Pros: Good way to live in a nice building for less $$. Management & maintenance are great. Cons: Rent went up significantly after year 1. 1 bed flexed to 3 so it was tiny

Unit 23J Pros: Good community (Murray Hill) Nice roof top and workable gym Partial view of east river Garbage collection in every floor Cons: Heat is not stable, and also heat leaks when not turned on Renewal rent increase is massive Storage in kitchen not spacious

Unit 28B Pros: - dopest studio layout with great views of the city (28B) - roof super nice - doormen are so friendly - so much sunlight in the apt Cons: - 10 min walk to nearest subway station - Murray hill.. - con of so much sunlight is the apt gets so hot in the summer - just got too expensive for me in the end (4k for studio) Advice to landlord: - spend the money on black out curtains

Pros: Nice unit Fix issues quickly Clean and well kept Nice doormen Cons: Mice infestation on 11th floor Management will not be flexible when it comes to renewing. Will increases rent exorbitantly and you’ll have to move after 1 year

Pros: Great location, amazing doormen and package system, clean building and rooftop Cons: Rent stabilization is ending and they are adding required monthly fees for pets and amenities even if you don’t own pets or use amenities. Very high rent increase for 2022 Advice to landlord: Negotiate better with folks coming off long term leases. Try to keep tenants who’d like to stay.

Unit 22H Pros: The building management is one of the best they respond so fast to any request. the concierge team is my favorite all of them very helpful and always smiling and the building management ( John and Christina) are the best they answer all our requests promptly. the building is super clean and super quiet and the walls are well insulated. The main Pros of the units are the closet space, there is nothing close to the size of the closet they have in the units. Cons: The equity apartment management that runs all the buildings including the 300 E39 is by far one of the worst when it comes to lease negotiations. they are greedy and unfair. when the market was down during covid they offered concessions but now with the rental market being up again they refused to negotiate and made themselves believe that bumping the rent by $ 1000 is fair. on the other hand, the building has this 421a surcharge that they fail to explain well but use to their advantage. they charged us a compounding 2.2% since 2014 and even with the building being out of the 421a surcharge program in July 2022. and When you try to negotiate saying that i have been a good standing tenant for 2 years they didn't care; all they want is money to respond to their shareholders. it's a shame cause the building itself is amazing. Advice to landlord: Listen to your tenant and encourage them to stay if they are in good standing and a price decrease now will make them happy and make them sign a 2-year lease so down the road you will get your money and more.

Pros: Really nice staff, public spaces are kept very clean. Not a dump with respectable neighbors. Cons: Sometimes the AC / Heat units are inconsistent Advice to landlord: Install newer ac units, the rent is fairly high for the area. The is a fantastic building otherwise and it’s very hard to think of cons.

Pros: Midtown location. Clean building. Great doormen. Cons: Service team is slow to respond to request. A/C is not energy efficient.
