I moved in a month ago, and I already regret immensely. The building itself is fine, but the management team and the huge team of disconnected and uncoordinated doormen are impossible. These people are disconnected and do not communicate, a bureaucratic bunch of inflexible and stuck-up people who made it impossible get even a table delivered. I had to pay extra $200 of rescheduling delivery fee because the doormen refused to let them in for non-legitimate reasons. In particularly, Marcos Hernandez showed rudeness and would not sign for packages (isn't this his job?) When I called management trying to work out the issue, Kacie Laforest was not only not helpful, she said "what goes on down there is not my problem". For a building this expensive, you would imagine a team there working together to help you, but Marcos Hernandez and Kacie Laforest have shown us inflexibility, lack of responsibility, and most of all, animosity towards their tenants.

Here's an assessment of the good & bad. And everything I'm saying here (and much more) is confirmed in detail by the 30 Lincoln Plaza report here: https://www.rentenna.com/manhattan-apartments/30-lincoln-plaza-30-west-63rd-street/ The bad news: -TONS of construction noise (103 noise complaints overall in the last six months according to the report above) -There was no heat in Feb 2013 - Apt 8H had a roach infestation in the spring of 2010 The good news -Lots of easy subway access -1/2 as many rats scurrying around outside compared with the typical building in Manhattan -No major violations / complaints reported in a few years -Really nice and safe area!

We lived at 30 Lincoln for 3 years and have mixed reviews. The staff is amazing and the building was extremely safe. Noise was and looks like it still is a major problem in this building. Construction was non-stop in apartments above and below. Management was not in a position to do anything about it so it was just something that we had to live with. We complained a number of times but nothing changed. It made it very annoying to try and work from home once in a while or even take a day off as the noise was really bad. The roof was a really nice place to hang out, $5,000 for our membership was a little high but at least it kept it nice and empty. I'll agree with the rest that some of the Oasis staff, mainly the manager Brendon was very smug, with no apologies when some of the amenities were not functioning. For $5,000 a year you don't expect a hot tub to be out of order for 2 months, or the locker rooms with the steam and sauna to be inaccessible for months at a time. There were no concessions, no free month for the inconvenience, let's just say that their customer service was awful. Bethany the trainer was amazing and worth the price of admission however. All in all we got in at a very good price when we signed our lease, for a 635 square feet 1BR, it was $2700/month. We got a free month and 6 months free of the health club. By the time we left they wanted $4200 for the same unit we headed to the UWS and rented a 1200 sq foot 2BR 1.5 bath for the same price.

Building is amazing location and staff is great. Lobby and hallways are beautiful. Those are the good things. The bad thing is that management is extremely dishonest about the amount of construction going on in the building. Because they are trying to sell apartments they are combining apartments and renovating them throughout the building making it unbearable for anyone that works from home or has to spend time at home with young kids. They never tell anybody about this before they rent so the building is filled with dozens of unhappy tenants trying to move to other apartments in the building to escape the construction that goes on unabated 5 days a week. In case you thought you would escape the noise and go up to the Oasis club (the name of the health club lounge on the roof), you better be wiling to spend big money. The cost is $5000 per couple or $3600 for a single person. And for this price you get obnoxious people that thing they are running the most exclusive spa in NY. When I asked if I could try it for a day I was told that "this is not Equinox or Planet Reebok, we are an exclusive club. Also if you think you might try it for a month don't bother, you need to pay it all up front. If you think that you might try to bring up a snack upstairs to Oasis, they will throw you out because they only want you to buy food from them, cannot bring your own food. this is what you get you for a 1000 sq ft 2 BR apt that costs $7000/month. Awesome!

I purchased an apartment in this building in early 2013 and have been wonderfully satisfied from day one. The building has exceptional staff from the concierges, to the doormen and the entire management team. The whole experience was far beyond my expectations as everyone was extremely pleasant, efficient and willing to go above and beyond what they really had to do. I did read the on line reviews before purchasing and I was very concerned as so many were negative. After talking with many residents I could not find one person who was unhappy living in the building. Needless to say, I was very surprised by these comments and since they were at least 2-3 years old I decided to discount them. After living here now for 6 months I can say first hand they are absolutely not true. The health club (oasis club) is a great asset and makes this a true premier building on the upper west side. We looked at many other buildings and I am so pleased with our decision to own at 30 Lincoln Plaza.

I presonnaly never been treatede so unfair and will never consider this building again. I went liked the lobby and the apt was ok - small and overpriced per sqf but considered it for the area and for the spa. I felt that the leasing office very rude and for the first time in my life I felt discriminated against. Thanks God I seen these reviews - they helped a lot and made me relaize it was not me but the leasing office. Stay away from this building - rude, snobish, unprofessional, overpriced..it is a nice are but not worth the pain!!

Terrible, terrible building. The building staff (doormen) are for the most part wonderful (in particular Marcos, Matt, and Jean-Michel) but the leasing staff are awful -- rude, unhelpful. Construction is unending -- expect not to be able to use your apartment during the day as construction noise is unbearable, and water (in particular hot but also sometimes cold) is routinely cut off. Windows are paper-thin (which makes heating in winter and cooling in the summer expensive) and the AC units haven't been upgraded since the 70's, so they're extremely loud. For a 1-bedroom (two AC units) except a $300-400 monthly bill just to keep your apartment below 80F in the summer (speaking from experience). Building was built in the 1970s to accommodate low-cost housing, and whilst the lobby and public spaces now look wonderful, the actual "backbone" of the building hasn't changed. Further expect to hear everything that's happening around you: hallways, neighbors' apartments, construction -- you'll hear it all. Expect no privacy. I have lived in a number of buildings in the city in Tribeca, Midtown East, Brooklyn Heights, Soho -- both old and new buildings. Whilst the views are wonderful, this is, alas, by far the worst building I've ever lived in in the city. Get rid of management, replace all of the windows, and strengthen all inside walls and you'll have a building up to modern standards. Avoid despite the wonderful location.

We recently moved from this building after living many years there. Loved the location! Most of the staff were wonderful - no complaints there. Frankly we put up with alot of noise over the past few years with renovations to apartments, hallways etc. But the pluses outweighed the minuses. However the management has really gone downhill - they just don't care. This shows by the obscene increases to rent.

Great views and location. This will be a premier building on the Upper West Side. Buy or rent while still affordable. Once the construction ends, prices will rise.

After paying that ON TOP of maintanence- you are still billed $50 per guest- if you ever bring your guests to hang out in the lounge- This is a charge JUST for being there!! The cost of any drinks is additional. Additionally this "spa" has RULES for its members such as NO FOOD OR DRINKS, NO KIDS MAY USE POOOL TABLE and the childrens playroom is often UNAVAILABLE because it is being used for Yoga classes!!! Who the hell would pay this kind of money for a spa with such ridiculous RULES??? If your child has playdates- you are not allowed more than 2 playdates at one time! I have several friends living in 15 central park- and they LAUGH at this "spa".
