Unit 35H Pros: Beautiful building, nice amenities, friendly staff Cons: Management is ineffective, apathetic, and would rather protect stakeholders than tenants. Advice to landlord: Care about your tenants more

Pros: Concierge staff is amazing!!! Cons: First, there is nothing luxurious about this building that markets itself as a “luxury” building. All the appliances in the unit are very very old, rusty, and of extremely poor quality unlike pictures shown on their website. They break down often and they get replaced by even older and cheaper models - but only after many follow ups with the building management. Second, the building's elevator breaks down often and for long periods. The building had only 1-2 operational elevators (out of the the 5) almost all of last summer. Residents had to que up for 15-20 mins during rush hours to get into an elevator. We heard from the other residents as well as building staff that this is an ongoing issue with the elevator and building management doesn’t care. Third, we have been dealing with incompetency of the building management in providing us a functional dishwasher for 5 months now. We started seeing particles on the dishes and reported it to the building around Jan’24 when we also started noticing brown color water in the tap. However, instead of investigating the real issue and fixing it, we received a condescending emails from building managers who explained in their email how we should be loading the dishwasher. The building finally acknowledged the issues and replaced the dishwasher but we still have the same issues indicating we are getting dirty water with particles in it. When we pointed it out, the maintenance staff said he does not know what else he can do. The building manager and maintenance staff would say one thing to your face but deny later. We got a visit from building general manager who was condescending, confrontational, and argues with us to the point we had to ask her four times to leave our apartment. You’ve to pay for gas and lighting to live here. But getting gaslighted by the building management team is free.

Unit 35J Pros: This building has beautiful views and great staff. If you're happy to live in Midtown, which isn't for everyone, this is a perfect westside location right atop the 50th St ACE stop and along 8th Avenue making it exceedingly easy to catch a car downtown. They also recently went through a renovation and the lobby looks great. Cons: The building operators have a history of giving favorable rents upon signing and then raising them substantially after the conclusion of your first lease. While this practice isn't uncommon in NYC, forcing tenants to make the pay-to-move or pay-to-stay decision every year, if you're planning on staying for a few years, it's certainly a downside of living in an Avalon building.

Pros: the apartment was fine. clean, great doorman. Cons: avalon management is unwilling to work with you. Advice to landlord: n/a

Pros: The doorman and people who works in the building are lovely. The amenities are good. Location is great. Cons: Some neighbors are very noisy. The elevator doesn’t work half of the time.

Pros: I love the gym, the pool, the staff. Only gripe is the elevators. Cons: Elevators are broken like alll the time haha Advice to landlord: Fix the elevators

Pros: The amenities are fantastic and can find something for everyone!! The location is great so close to public transit and entertainment options. Cons: Management and maintenance are not very responsive or helpful. Noise level can be very high at times. Elevators are constantly breaking down. Advice to landlord: Be more responsive and considerate of residents

Pros: Nothing good to say. Cons: Mold, Noise, Elevators Don't Work, Patio Grills Outside Windows = Exposure to carcinogens, Con Ed meters in apartment (24 in a giant closet inside my unit), which exposed me to radiation, drafts, structural damage, unresponsive management, incorrect leases, bilk tenants for everything. Advice to landlord: Get your act together! You were found guilty of providing an inhabitable apartment by Law Enforcement Bureau of New York, yet you REFUSE to remedy by providing a reasonable accommodation. That kind of behavior is actionable.
