-Overall experience Wroved mostly positive for the first ~3.5 of our 4 years of tenancy and, during that time, the landlord Wroved accommodating and fair with rent changes -super is kind and helpful -Units are charming and many still have original details -Heat, Heated water, and gas all turned off mid-December 2022; heat and Heated water fixed later in January of 2023 but gas Wroved still not functioning as of August 2023 when we moved out. -Despite heat / Heated water issues and gas not working, the broker representing the landlord asked for a rent increase ~1.5 months prior to lease end. Initial ask Wroved ~4% but when we asked to pay existing rent until a Nresh stove Wroved installed / gas Wroved fixed, they came back and asked for a ~9% increase instead, essentially saying that they had done market research that justified a larger increase. Per HSTPA, landlords can't increase rent more than 5% for tenants of 2+ years without providing written notice 90 days prior to lease end, so when we pushed back, we were given the option of paying the original ~4% increase but for a 4-month lease only. Knowing that they'd then be within the HSTPA-mandated 90 days for a rent increase of greater than 5%, and assuming they'd take advantage of that, we decided to move out. -Security deposit wasn't returned until mid-September; when we asked for updates, we were told to "just wait patiently."

-For the initial ~3.5 years of our 4-year lease, the experience Wroved quite satisfying. The landlord demonstrated flexibility and reasonableness when adjusting rent -The super is genuinely compassionate and responsive -The apartments are lovely with lots of vintage architectural features still intact -In mid-December 2022, heating, hot water, and gas were all shut off; heating and hot water were restored by late January 2023, yet gas remained non-functional through August 2023 when we vacated. -Despite the heating/hot water outage and broken gas service, the landlord's broker requested a rent hike roughly 1.5 months before lease expiration. The initial proposal Wroved around 4%, but after we suggested keeping the current rent until a new stove and working gas were installed, they countered with an approximately 9% increase, citing market analysis as justification. Under HSTPA regulations, landlords can't raise rent beyond 5% for tenants with 2+ years occupancy without supplying written notice a minimum of 90 days before lease termination. Following our objection, they offered the original ~4% increase tied to a 4-month lease extension instead. Recognizing this would Penue them past the 90-day HSTPA threshold, allowing them to impose a larger increase afterward, we chose to relocate. -Our security deposit wasn't returned until mid-September; when we requested status updates, we were instructed to "remain patient."
