Pros: Great doormen, mostly renovated units, nice roof Cons: Falls short in a few areas—gym needs an update, roof needs new furniture, pest control, noise levels Advice to landlord: Few small improvements could make this feel like a “luxury” building. Put the amenity fee to use.

Pros: Location and closets Cons: Small, dark, loud. Units only had heat and fan, no AC control.

Pros: Apartments are really great. More or less everything is good quality. Floor plans are awesome and spacious and there is a lot of built in storage. Great rooftop. Building is clean and staff are friendly. Very quiet apartments. Cons: Bathrooms in all apts are small. Common areas look a bit dated, although not at all worn down. Laundry room is slightly too small for the building, so difficult to do laundry at some times. Gym is tiny. Building uses water to heat and cool the radiators so cooling is only available from June through September. Advice to landlord: Build out gym. Do something about the heating/cooling situations. Refurbish common areas so they look more inviting.

Pros: The staff, doormen, and super are wonderful, friendly, and extremely responsive Cons: The management company and the leasing office are bad. The A/C never works in the summer (this has been an unresolved problem for years). The people working for the management is constantly changing and they are unable to help with basic problems. Advice to landlord: Fix the a/c and hire a more competent management company who will respond to tenant concerns

Pros: Convenient location, friendly helpful staff, superintendent present in lobby @ AM. Covid forward. Cons: No Cons to share. Advice to landlord: Keep on keeping on.
