Pros: Well provided amenities, relatively clean for such an old building, good neighbors, quiet street, and an awesome location. Cons: Roach sightings over the summer as they come up the vents, trash management was at times poor, and change of management led to crazy rent increases

Unit 11 Pros: Lobby is nice and clean. Neighbors are quiet for the most part. Never had to deal with stolen packages. Cons: There is very little heat in the winter—just check the thousands of HPD complaints for the building. The super, Cesar, will lie and tell you the heating system works "perfectly" while shifting the blame to every single tenant in the building for why their apartment doesn't feel warm. The property manager, Jason, is hard to get in touch with and is rude and dismissive when you do get a hold of him. Refuses to take accountability for anything and only cares about collecting your rent money. Avoid this building at all costs. Not worth it. Advice to landlord: Take accountability and fix the issues in the building that you are well aware of. Care about your tenants.

Pros: Close to 2/3, AC lines, lots of restaurants nearby, close to Central Park and Morningside Park. Always felt safe in the area. Cons: It has been getting very expensive each year, Im guessing to make up for covid pricing.

Unit 58 Pros: The views were gorgeous and the renovations were okay Cons: Unresponsive super, leaky closet, water pressure was bad, rooms were small and not worth the price

Pros: The building is well maintained. Convenient package area. Elevator and right by the subway / park. Cons: Super is so so and not always responsive Advice to landlord: Have a better super

Pros: There is no pros that I can think of. Cons: Cheap intercom system and security system. Building is dirty. No concern for tenants. Mgmt disrespectful. They have overcharged tenants. Don’t send up enough heat in winter. Slow with snow removal. Cheap with building supplies inside and outside of the apartments. Advice to landlord: Stop being so cheap. Have some concern and respect for the tenants.

Pros: Building is typically clean Cons: Not enough washer/dryer units. Gate in front isn’t useful. Advice to landlord: Install a better security system

Pros: Location is great Cons: Terrible Super who will only respond depending on mood. Roof leaked and nothing was done. Packages stolen and nothing was done. Impossible to communicate with management. Trash area infested with rats. Heating only comes on twice a day for a brief period regardless of how cold it gets. We complained to 311 about the heat and suddenly management is banging down our door and physically intimidating us. Advice to landlord: Try to actually care about your tenants.
