Pros: I have lived in 2 apartments in this building (both on the owners side) and toured multiple of the rental side apartments. The apartments are very nice and the building staff is great. The common spaces are nice and usable, including the gym, sun terrace and Cons: The elevator systems are being modernized, but that means one elevator is out of service for a prolonged period of time. This is nearly complete.

Pros: Extremely responsive building staff, friendly doormen, impeccable facilities (gym, playroom, pool). In unit W/D. Cons: Location - a little seedy, 96th street is busy. Elevators often down.

Pros: - The concierge/front desk employees are friendly and professional. - Never had any packages get lost - The few maintenance requests I’ve had have been resolved same-day. - The building is immaculate and well-maintained. It also has nice amenities (gym, pool, rooftop deck) - Thick walls - I’ve never heard any noise from my neighbors to either side or in the unit below. (the apartment above me has been unoccupied the whole time I’ve lived here though, so I can’t say for sure whether or not any footstep noise would come through from above). I can hear people passing by in the hallway if they’re talking, but it’s not really an issue. - Great location - close to Central Park and excellent transit access. Cons: - Street noise - 3rd Ave and 96th St is a busy intersection. Most of the time it doesn’t bother me, but there are some days when it feels like the sirens are constant and it kind of wears on me. - Elevator outages happen occasionally, though at least it very rarely happens that all of them are out of service at the same time. Compared to other high-rises where I’ve lived, the elevator service is fairly middle of the road—definitely not the worst, but not the best either.

Pros: The staff is fantastic. The amenities are great, but you’re paying for them even if you don’t use them. Parking available in the building. Cons: Some unfortunate and untimely elevator issues throughout 2023 created times when no elevators were readily available for resident use.

Pros: People who maintain this building make it to be the best, all the handymen and concierge are the soul of it Cons: I didn’t like to vacant my apartment Advice to landlord: Stay the same good!

Pros: Spacious building with excellent views Cons: Rent stabilization no longer below market rate so renewals could be a bit if a pain.

Pros: The building has one of the best gyms in have seen in residential buildings. Cons: For the price the space is on the small side.

Pros: Staff is pretty good especially resident manager. Very bright with good views Cons: Building has mild to moderate water problems. Sometimes brown for a few seconds, always hard. Had an earthy taste for a while. One time emergency shut off of all water for a few hours with no warning or indication of when it would be back. Advice to landlord: Upgrade the filters or petition the city.

Pros: Clean, quiet, lots of amenities Cons: The doormen- especially Sam, gossip about the tenants all the time! It made me so uncomfortable! Advice to landlord: Replace Sam with someone more professional
