Pros: The staff is really nice and the common areas are well taken care of. We loved the location but often questioned why we didnt move a block or two away and get a far superior apartment and building for the same money. Cons: Owners in the building can have out of control dogs and generally be awful neighbors in any way they choose (noise, smoke, etc) with zero consequences from the building manager (who’s pretty awful. His assistant mgr is nice tho.) The quality of the apartment itself is pretty mid range (at best) - the high rent is for the location. They turn the ac on way too late and off way too early in the seasons so plan to spend a few months out of the year really uncomfortable. There’s no thermostat to speak of so you get nuclear level heat or nothing in the winter. There seem to be a lot of water and mold problems and construction noise is CONSTANT. Advice to landlord: Agree with the other reviewer - why waste your time.

Pros: Nice doormen, many amenities, close to Central Park, clean and quiet apartment with lots of natural light Cons: Strict on move in and out times, difficult to get things repaired, some neighbors are not very friendly

Pros: The building manager is awful, but otherwise the staff is friendly. Hallways have been nicely redone. And the location is great. Hot water supply is good. Cons: A Spitzer family trust (yes, that Spitzer family) owns like 70 units in this co-op. So they can rent them out as “sponsor units.” As one of their renters living among gagillionaires you’ll spend most of your time being treated like a second class citizen by the building manager and being ignored by the Spitzers’ property managers at “Rose Associates.” Seriously, this is the most money you will ever spend to have the absolute minimum - low end appliances, half-assed repairs and renovations, terrible responsiveness etc, etc. The bigger issue though is the mold and water problems - the building is riddled with both. I had mold leeching through the walls in various areas and many instances of water damage - after weeks of emails you might finally get a response and they just come paint over the mold or the water damage spot. No remediation or real solution. Which kind of describes how the building infrastructure has been treated as a whole over the years and left them with these problems. Desperately needed repairs are painted over or left til so much damage has been done that they can’t ignore them anymore. As a result the whole place is continually in some phase of massively loud construction and has that weird damp old building smell. For more than two years there it was loud, nonstop construction noise - and pretty constant respiratory problems. If you’ve got asthma or allergies, or kids who sleep during the day, or you work at home or do shift work and need to sleep during the day - this is NOT the place for you. Advice to landlord: Yeah, this would probably be wasting my breath. They are what they are and they don’t give a single S. Just know what you are getting yourself into if you rent there.
