Unit 3603 Pros: The heart of FiDi. Great location to the 2/3/4/5/J/Z lines. Great access to East and Hudson River. Great building staff members, very kind people. Cons: Horrible experience with the elevators from floors 16 to 53 were shut down for several months.

Pros: - No problems with heat or water - Convenient location - Great doormen - Fast and responsive maintenance Cons: -Broken elevators for 8 months - AC consistently broken -Laundry room consistently has broken machines -Loud neighbors Advice to landlord: Please listen to your tenants.

Unit 314 Pros: I lived in 20 Exchange for 3 years and enjoyed my time there. Doormen, maintenance workers, package room staff, etc. were all extremely friendly. Any maintenance requests were dealt with promptly, including replacing a stove, fixing the sink, unclogging the bathtub. We received our entire security deposit back, no issues there. Cons: - Sometimes the street smells prior to walking into the building - Had a neighbor move in towards the end of my lease that had two dogs that barked every night into the early hours of the morning. Not much was done to remediate the issues (but I was moving out anyways) Advice to landlord: Laundry rooms could be maintained a bit better and overall great experience!

Pros: Great front desk staff, super helpful at all times! Cons: Two building management companies in the course of 1 yr lease. The worst building management I have ever had, super non responsive. The elevators have been broken for my entire lease tenure and management has not been responsive at all to the tenants concerns. It’s like living in a walk up building with really shitty management Advice to landlord: Take care of your tenants and what they signed up for prior to the lease

Pros: In the before times, this was a well run building. Doormen/building staff (NOT MANAGEMENT) are super sweet and helpful. Nice finishes inside apartments. Cons: Google it. Elevators breaking down, no reimbursements or concessions, rude and dismissive management, freefalling elevators, dog excrement in the stairwells, ect. Advice to landlord: Quit while you’re ahead. REPLACE THE ELEVATORS.
