Unit 4604 Pros: I have lived in 4 different buildings around the neighborhood and this has been my favorite Cons: Elevators take a long time

Pros: Lots of amenities, relatively good management of the building and very prompt maintenance when needed. Cons: Elevators can get crowded, younger student crowd can be annoying/parties in some units.

Pros: Amazing rooftop and amenities were so convenient. Doormen were awesome and it was great to have a place where packages wouldn’t get stolen. Cons: Apartments are pretty small for the amount you pay.

Unit 3203 Pros: - Full amenities, including a rooftop with a beautiful view, gym, and pool - Maintenance requests typically handled within 24 hours - Spacious kitchen - Fairly quiet street - Allow flexing of rooms with floor to ceiling walls (saved good money by flexing a 2 bedroom) - Easy access to both west (ACE123) and east (456) subway lines Cons: - Location isn’t cute at all - Elevators can be a bit slow especially if one of the three elevators servicing your floor are broken (which happens often)

Unit 904 Pros: building staff is wonderful indoor pool! and great gym apartments are functional Cons: walls are pretty thin so can get a bit noisy

Unit 702 Pros: I love the front desk, they are helpful, kind, and always on point! Never fear about your packages here. Common areas are always clean and presentable. My unit was spacious for what it was (studio). Any repair or pest issues were resolved right away (in unit). Lots of beautiful amenities, the views from the roof are exceptional! If a tenant's dog urinates in a common area, it is cleaned right away, they are always on top of cleanliness. Cons: The elevators - there are 3 elevators for each side of the building (above and below 30th floor), and there seemed to always be issues with at least one of them. For several months, two of the elevators on my side were down, and elevator service took forever!! There are A LOT of residents in this building (it's 50 floors), so the common areas, like gym, laundry, roof and lounge tend to get overrun during peak hours (good luck getting seating on the roof on a nice day). There are also a lot of residents with dogs that don't respect the Curb Your Dog rules, so it smells of urine out front much of the time (they hose it down every day, and mgmt sends out reminder emails and posts notices, but these people can't seem to be bothered). Noise in the building can be a problem, there are a lot of younger residents that treat this place like an after hours club or frat house (noise in the hallways echoes and is easily heard in your unit, even just a regular conversation, but groups of guests coming in chatting loudly in the hall as they bang on a resident's door has been an increasing problem, especially in the summer months). Advice to landlord: Crack down on the parties? Keep the elevators better maintained?
